TOWNSHIP OF EWING ZONING BOARD AGENDA The Ewing Township Zoning Board will hold its regularly scheduled meeting on Thursday, October 15, 2009 with the agenda session beginning at 7:00 p.m. followed by the regular session beginning at 7:30 p.m. in the Township Council Room, Municipal Complex, 2 Jake Garzio Drive, Ewing, NJ. Formal action will be taken. The Agenda for the meeting is as follows: Applicant:

Description:

Matters previously held over to October 15, 2009: Petros & Panagiotis, LLC. 1099 Parkway Avenue Block 358, Lots 15 & 15.01 BN Zone

Applicant is requesting an amendment to Resolutions of Memorializations Nos. 2006-Z-23 and 2008-Z-8 to allow for the hours of operations of the site to be twenty-four (24) hours a day, seven (7) days a week, and for the activation of the liquor license. Applicant is also requesting any other variances or waivers deemed necessary by the Board.

Elysee Nicolas 142 Pennsylvania Avenue Block 160, Lot 7 R2 Zone

Applicant is requesting variances for replacement of existing porch with new porch. 10,000 sq. ft. required for lot area and lot area is only 9937.50 sq. ft., therefore 62.5 sq. ft. variance requested (pre-existing). 80 feet required for lot width and lot width is only 75 feet, therefore 5 foot variance requested (pre-existing). 40 feet required for front yard set back and porch will only be 17 feet from front yard line, therefore 23 foot variance requested. 20% or 1988 sq. ft. maximum building coverage permitted, 2001 sq. ft. proposed, therefore 13 sq. ft. variance requested. 32% or 3180 sq. ft. maximum total lot coverage permitted, 3197 sq. ft. proposed, therefore 17 sq. ft. variance requested. Applicant is also requesting any other variances or waivers deemed necessary by the Board.

Café Mulino 938 Bear Tavern Road Block 569, Lot 10 R1 Zone

Applicant is requesting permission for limited seasonal use of patio area for luncheon and dinner service. Patio area will be enclosed with seasonal canvas structure for noise abatement and inclement weather. Applicant also requests modification of previous approved use and site plan for expansion of kitchen area for installation of pizza ovens. No additional seating will be added to kitchen area or dining room. Applicant requests all other variances, use waiver and or exception relief that the Ewing Township Zoning Board may deem to be necessary or appropriate in connection with this application. Attorney has requested application be adjourned to the November 19, 2009 Zoning Board meeting.

New Business: Celia Chee-Wah 70 Glen Mawr Drive Block 485, Lot 179 R2 Zone

Applicant is requesting variances for carport and shed (existing shed to be removed). 110 feet required for lot width; lot width only 100 feet therefore 10 foot variance required (pre-existing). 20 feet required between accessory and principal buildings; there will only be 10 feet; therefore 10 foot variance requested. 35 feet required for rear yard setback; only 10 foot rear yard setback proposed; therefore 25 foot variance requested. Applicant is also requesting any other variances or waivers deemed necessary by the Board. Applicant advised office she will be unable to make filing deadline and application will be incomplete for this meeting.

Islamic Center of Ewing 685 Parkway Avenue Block 317, Lots 24 thru 27 R2 Zone

Applicant is requesting use variance for expansion of worship center with addition of second floor. Applicant is also requesting any other variances or waivers deemed necessary by the Board.

Mark Rose Auto Repair Inc. 921 Lower Ferry Road Block 459, Lot 2 R2 Zone

Applicant is requesting variance for construction of new garage for personal use. 32% or 8,000 sq. ft. is maximum lot coverage permitted. 15,189 sq. ft. is proposed, therefore 7,189 sq. ft. variance is requested. Applicant is also requesting any other variances or waivers deemed necessary by the Board.

All documents relating to the aforementioned applications may be inspected by the public during the normal office hours of 8:30 a.m. to 4:00 p.m. in the Construction Office at the Ewing Township Municipal Building.
