TOWNSHIP OF EWING ZONING BOARD AGENDA The Ewing Township Zoning Board will hold its regularly scheduled meeting on October 18, 2007 with the agenda session beginning at 7:00 p.m. followed by the regular session beginning at 7:30 p.m. in the Township Council Room, Municipal Complex, 2 Jake Garzio Drive, Ewing, NJ. Held Over Matters: Ali Butt/A. R. Restaurant Grp LLC t/a Popeye’s 1605 North Olden Avenue Block 13, Lots 24 & 26 BH Zone

Applicant is requesting preliminary and final site plan approval, use variance and bulk variances for Popeyes Restaurant with drive-through service. Applicant is also requesting any other variances or waivers deemed necessary by Board.

New Business: Frank Meli 1530 Pennington Road Block 118.02, Lot 1 R2 Zone

Applicant is requesting a one year extension of approvals granted by the Ewing Township Zoning Board on 10/20/05. Resolution #2005-Z-47 memorializing the approvals was adopted 11/17/05.

Caroline Taylor 29 Shelburne Drive Block 105.03, Lot 13 R2 Zone

Applicant is requesting front yard variance to construct new front porch with roof. Porch will only be 32 feet from front yard property line. 40 feet is required, therefore an 8 foot front yard variance is requested. Applicant is also requesting any other variances or waivers deemed necessary by the Board.

Tom Gough 22 Montague Avenue Block 430, Lot 31 R1 Zone

Applicant is requesting the following variances to build single family dwelling on previously subdivided lot: 1. Variance for existing lot size; 18,750 s.f. required; 15,717 s.f. existing; therefore variance for 3,033 s.f. requested. 2. Variance for lot width; 125 feet minimum required; 110.47 feet existing; therefore variance for 14.53 feet requested. 3. Variance for lot frontage; 125 feet minimum required; 110.47 feet existing; therefore variance for 14.53 feet requested. 4. Variance for side yard (to easement); 20 feet minimum required; 16 feet proposed; therefore 4 foot variance requested. 5. Variance for total lot coverage; 27% total lot coverage permitted; 33% total lot coverage proposed; therefore variance for 6% is requested. 6. Applicant is also requesting any other variances or waivers deemed necessary by the Board.

Dennis Ward 40 Arctic Parkway Block 42, Lot 12 BH Zone

Applicant is requesting use variance for owner occupied apartment in rear of proposed dog grooming business in BH Zone. Applicant is also requesting any other variances or waivers deemed necessary by the Board. Applicant has withdrawn application.

Café Mulino, LLC 938 Bear Tavern Road Block 569, Lot 10 R1 Zone

Applicant seeks waiver from requirements of full Site Plan. However, Applicant fully intends to address those items raised at Zoning Board hearing of December 2006, specifically any and all questions involving on-site lighting, drainage and specifics involving the landscape buffer between subject property and any adjacent residential properties. Applicant seeks no further relief or changes to the prior approvals. Applicant is also requesting any other variances or waivers deemed necessary by the Board.

Life Ties 2205 Pennington Road Block 225, Lot 2 R1 Zone

Applicant is requesting preliminary and final site plan approval, use variance, variances (existing) and waivers to construct 16 residential units in a new building to accommodate 18 young adults enrolled in the Lifeties program. Applicant is also requesting any other variances or waivers deemed necessary by the Board.
