TOWNSHIP OF EWING ZONING BOARD AGENDA The Ewing Township Zoning Board will hold its regularly scheduled meeting on Thursday, January 17, 2008 with the agenda session beginning at 7:00 p.m. followed by the regular session beginning at 7:30 p.m. in the Township Council Room, Municipal Complex, 2 Jake Garzio Drive, Ewing, NJ. The Agenda for the meeting is as follows: REORGANIZATION OF THE BOARD: Appoint Chairman, Vice Chairman, Site Review Committee Members, Recording Secretary, Attorney, Engineer and Planner and any new members Applicant:

Held Over Matters: Higher Ground Interdenominational Church 1009 Whitehead Road Block 105, Lot 44 IP-1 Zone

Applicant is requesting use variance for expansion of church. Applicant is also requesting any other variances or waivers deemed necessary by the Board.

New Business: Rosetta Bass 2 Conover Avenue Block 101, Lots 223 thru 225 R2 Zone

Applicant is requesting variances for addition built without permits as follows: 1. 40 ft required for front yard set back; only has 23 ft; 17 ft variance needed (pre-existing). 2. 10 ft required for side yard set back; only has 5 ft; 5 ft variance needed (pre-existing). 3. 35 ft required for rear yard set back; only has 18 ft; 17 ft variance needed (pre-existing). 4. 12,100 s.f. required for lot size; only has 6,000 s.f.; variance for 6,100 s.f. needed (pre-existing). 5. 110 ft required for lot width; only has 60 ft; variance for 50 ft needed (pre-existing). 6. 110 ft required for lot depth; only has 100 ft; variance for 10 ft needed (pre-existing). 7. Maximum total lot coverage permitted is 32% or 1920 s.f.; has 2928 s.f.; variance for 1008 s.f. needed. 9. Applicant also requesting any other variances or waivers deemed necessary by the Board.

Angel & Karen Cosme 85 Pennwood Drive Block 460, Lot 44 R2 Zone

Applicant is requesting variances for roof covered porch as follows: 1. 40 feet required for front yard setback.; only have 15 feet; 25 foot front yard variance is needed. 2. 10 feet required for side yard setback; only have 4 feet; 6 foot variance is needed. 3. 35 feet required for rear yard set back; only have 30 feet; 5 foot variance is needed (pre-existing). 4. 80 feet required for lot width; only have 60 feet; 20 foot variance is needed (pre-existing). 5. 110 feet required for lot depth; only have 94 feet; 16 foot variance is needed (pre-existing). 6. Applicant is requesting a use variance to use residence as a two family home. Applicant is also requesting any other variances or waivers deemed necessary by the Board.
