Applicant is requesting use variance to construct 100 work-force residential rental units for persons of low and moderate incomes. Also the applicant seeks to resubdivide the existing 2 lots into 2 new lots and add 9,000 square feet of office space. Applicant is also requesting any other variances or waivers deemed necessary by the Board. Subdivision was approved at August 20, 2009 Zoning Board meeting. Board will continue hearing remainder of application.

Applicant is requesting variances for addition. 1. 40 feet required for front yard setback; it will only be 25.3 feet from front yard line; therefore 14.7 foot variance requested. 2. 35 feet required for rear yard setback; it will only be 28 feet from rear yard line; therefore 7 foot variance requested. 3. Applicant is requesting an amendment to Resolutions of Memorializations Nos. 2006-Z-23 and 2008-Z-8 to allow for the hours of operations of the site to be twenty-four (24) hours a day, seven (7) days a week, and for the activation of the liquor license. Applicant is also requesting any other variances or waivers deemed necessary by the Board.

Applicant is requesting permission for limited seasonal use of patio area for luncheon and dinner service. Patio area will be enclosed with seasonal canvas structure for noise abatement and inclement weather. Applicant also requests modification of previous approved use and site plan for expansion of kitchen area for installation of pizza ovens. No additional seating will be added to kitchen area or dining room. Applicant requests all other variances, use waiver and or exception relief that the Ewing Township Zoning Board may deem to be necessary or appropriate in connection with this application. Applicant is also requesting any other variances or waivers deemed necessary by the Board.
