Residential Sales Report May 2009 May saw a relatively healthy uptick in pending sales in the Austin market. The 2,344 signed purchase agreements for the month represent only a 0.5 decline from May of 2008. That's the best year-over-year change in 17 months; many recent months were showing double-digit percent declines. Whether this is merely a short-term blip or signs that the low mortgage rates and $8,000 federal tax credit for first-time buyers is spurring buyer interest remains to be seen. The May median price of $190,119 is 1.0 percent below last May, a far smaller drop-off in price than most markets around the country are experiencing. With mortgage rates creeping back up, and the government tax credit expiring at the end of this year, buyers have incentives to act right now.

Housing Affordability Index A Monthly Indicator from the Austin Board of REALTORS® The HAI formula measures housing affordability for the Austin Housing Market. An HAI of 120 means the median family income is 120% of the necessary income to qualify for the median priced home using a 20% down, 30-year fixed rate mortgage.
