Residential Sales Report July 2009 New listings in July 2009 for the Austin Board of REALTORS® have dropped to 3,686, a 6.9 percent decrease from July 2008. Pending sales have increased to 2,263, which is a decent 6.4 percent ahead of last year's mark. Closed sales, however, are down to 2,110, a decrease of 7.9 percent. Days on Market Until Sale, now at 72 days, continues to increase in year-over-year comparisons—up 18.4 percent over last year and 42.9 percent when compared to two years ago. The July median sales price is down a soft 1.3 percent from last year but has been generally flat for two years. Housing Affordability is down from its high earlier in the year but remains a healthy 149.

Housing Affordability Index A Monthly Indicator from the Austin Board of REALTORS® The HAI formula measures housing affordability for the Austin Housing Market. An HAI of 120 means the median family income is 120% of the necessary income to qualify for the median priced home using a 20% down, 30-year fixed rate mortgage.
