Residential Sales Report April 2009 Despite historically low mortgage rates and improving home affordability, sales in the Austin housing market remain slow in 2009. For the month of April there were 2,128 pending sales, down 9.0 percent from last April. With sales in decline, homes are taking longer to sell. The Average Days on Market Until Sale increased in April to 76, up 19.4 percent from April 2008. Sellers are also receiving less compared to their asking prices, as the Percent of Original List Price Received at Sale decreased to 92.9 percent, down 2.6 percent from last year. The Housing Affordability Index is at its healthiest point since 2005 at 155 thanks to soft prices and attractive rates. This means that the median consumer income in the Austin area is 155 percent of what's necessary to qualify for the median priced home.

Housing Affordability Index A Monthly Indicator from the Austin Board of REALTORS® The HAI formula measures housing affordability for the Austin Housing Market. An HAI of 120 means the median family income is 120% of the necessary income to qualify for the median priced home using a 20% down, 30-year fixed rate mortgage.
