Residential Sales Report August 2009 The impending expiration of the federal tax credit for first-time home buyers appears to be spurring some buyer activity in the Austin region. Signed purchase agreements (pending sales) in August were up 20.1 percent over a year ago. That's the largest year-over-year increase in pending sales since 2005. Supply is a different story, as new listings coming on the market are continuing to lag behind a year ago. August's 3,278 new listings represent a decline of 7.5 percent from last August. For the year there have been over 500 fewer new listings than last year in the region. Prices are still in relative decline, posting a 3.5 percent drop from last August.

The HAI formula measures housing affordability for the Austin Housing Market. An HAI of 120 means the median family income is 120% of the necessary income to qualify for the median priced home using a 20% down, 30-year fixed rate mortgage.
