Residential Sales Report June 2009 June saw another relatively healthy month for buyer activity in the Austin region as the number of signed purchase agreements was 2,323, an increase of 6.1 percent from last June. Whether this is merely a short-term blip or signs that the low mortgage rates and $8,000 federal tax credit for first-time buyers is spurring buyer interest remains to be seen. Prices continue to hold relatively steady -- a remarkable feat considering the large declines that other metro areas around the country are currently experiencing. The June median price of $196,000 is dead even with last June. Sellers still face a challenging environment, however, as the Average Days on Market Until Sale continues to grow and the Percent of Original List Price Received at Sale continues to decline. Smart pricing and marketing are essential for home sellers.

Housing Affordability Index A Monthly Indicator from the Austin Board of REALTORS® The HAI formula measures housing affordability for the Austin Housing Market. An HAI of 120 means the median family income is 120% of the necessary income to qualify for the median priced home using a 20% down, 30-year fixed rate mortgage.
