Letter from the President SYNERGY. “The interaction of two or more agents or forces so that their combined effect is greater than the sum of their individual effects”. How effective is your team’s efforts on a daily basis? Synergy is the key to a successful team - everyone working together for a common goal. Synergy usually arises when two persons with different complementary skills cooperate. The current housing market is confusing at best. Occupancy highs and lows. Less staff to do more work. Changing ownerships. Uncertain future. There are a plethora of issues that tax our strength and tenacity each and every day. So how do we overcome the challenges we’re faced with on a daily basis? We do it by simply working together. Leasing offices and management teams consist of differing personalities and talents. From the manager to the grounds crew, each staff member’s daily functions contribute to the overall success of the property. But can any one of them be successful without the others? Simply, no. Does your associate who answers the phone understand common maintenance issues to be able to anticipate what the resident needs? Does your service staff understand the difficulty of answering the phone and having to explain and uncompleted work request? Are issues disseminated throughout your office so issues can be resolved? Are you, the manager, open to suggestions from your staff? I’ll conclude this letter with a quote from Andrew Carnegie: “Teamwork is the ability to work together toward a common vision. The ability to direct individual accomplishments toward organizational objectives. It is the fuel that allows common people to attain uncommon results”. “Success is driven by commitment” Rick Koontz, CIAA President Signature Place Apartments

May General Membership Meeting John Woutat from West Des Moines Emergency Services gave a very informative presentation on emergency response and what we should all do in case of a medical emergency on our properties. Members learned about the mechanics of CPR, what works, what doesn’t, and why. The lesson was timely with pool season upon us. Thanks to all who attended, supporting the efforts of the CIAA and demonstrating a real commitment to their profession.

n executive track of education sessions and speakers will make its debut this year at the 2008 NAA Education Conference & Exposition held June 26-28 at the Gaylord Palms Resort and Convention Center in Orlando, Fla. The conference features more than 50 education sessions divided into nine education tracks, including Executive, Development & Rehab, Marketing & Leasing, Human Resources, Independent/Small Owner, Specialty Housing, Personal Development, Wild Card! and Shared Interest Groups. Heading the Executive Track lineup is Dr. Marshall Goldsmith, a world authority in helping successful leaders achieve positive, lasting change in behavior for themselves, their people and their teams. Goldsmith’s latest of 22 books is What Got You Here Won’t Get You There--a New York Times best-seller, the Wall Street Journal No. 1 business book and the Harold Longman Award winner for Business Book of the Year in 2007. In his fast-paced, interactive session, Goldsmith will explain why it can be so difficult for successful leaders to change. Participants will get to practice feed forward--a positive, simple and focused tool for development that is being implemented successfully by leader

around the world. Goldsmith then will share a proven process for leadership development—one that has been validated by research involving more than 86,000 participants. Other Executive sessions include: ■ State of the Industry: U.S. Apartment Market Outlook, with Hessam Nadji, Marcus and Millichap; and Greg Willet, M/PF Yieldstar.
