Framing Materials Used In House 20000 This project involved an owner who did not want to pay the contractor the full amount he was owed for materials and labor. The owner felt the contractor was being wasteful with materials during construction of his home.

These charts show the relationship to the materials the contractor charged on his invoices vs our estimate of materials necessary and the contractors estimate of materials necessary. The green bars are the cost of the invoices charged to the owner. The blue bars are Construction Managers, Inc. estimation for materials necessary. The orange bar is the contractors estimation of materials necessary. A standard 20% waste factor is included in these estimations.

For this particular case standard 2D drawings could not easily convey the use of framing materials when building this home. We created a 3D model from the original plan to illustrate several different view points in a way that was easy to understand by everyone. This page shows ceiling joists in all the rooms that have standard flat ceilings. The locations without ceiling joists are where vaulted ceilings were going in the home.

This page shows the location of the vaulted ceilings and an approximation of the size of these vaulted ceilings. The original plans called for a roof truss system to be used to create these vaulted ceilings. The owner was not satisfied with this construction method because the peak of the vaulted ceilings were not high enough. In order to achieve the height the owner wanted it was necessary to build these ceilings using vaulted ceiling joists. This method of construction requires more materials and labor and therefore more cost overall.

As you can see the truss comes in one pre-manufactured piece that can quickly and easily be setup on site using a crane.
