DEED OF SALE

KNOW ALL MEN BY THIS PRESENTS: This Deed of Sale was executed this _____________ day of _____________ 2015 by and between:

GLENDA C. SINORO, of egal age, Filipino, widow of the late Dr. Fortunato S. Sinoro, Jr. and with residence and postal address at Block 9 Lot 12 Kawana St., Fairway, Salawag, Dasmarinas City, Cavite, hereinafter referred as the VENDOR; -and SPS. PENDATUM U. MADJILON AND EMRAIDA U. MADJILON, both of legal age, Filipino and with residence and postal address in Kakuyagan Village, Phase 2, Jolo, Sulu, hereinafter referred to as the VENDEE;

WHEREAS, the VENDOR is the owner of a parcel of land with transfer certificate Title No. T-1539 issued by the Land Registration Commision, Registry of Deeds, Province of Sulu situated in the Barrios of Asturias and San Raymundo, Municipality of Jolo, Province of Sulu, Island of Jolo and containing an area of FOUR HUNDRED (400) SQUARE METERS, MORE OR LESS and registered under the name DR. FORTUNATO S. SINORO, JR. and entered at Jolo, Sulu, Philippines on the 21st day of January 1981. WHEREAS, the VENDOR desires to sell and the VENDEE desires to buy the above described parcel of land. WHEREAS, the VENDOR and the VENDEE have mutually agreed the purchase and sale of the aforementioned parcel of land. NOW THEREFORE, for in consideration of Three Hundred Thousand Pesos (Php 300,000.00), the VENDOR hereby CEDES, SELLS and CONVEYS unto the VENDEE, her heirs, assigns and successors-in-interest, the above mentioned parcel of land, free from all legal liens and encumbrances.

The VENDOR warrants that possession and ownership be transferred to the VENDEE and it shall execute and sign all documents necessary to the end that possession and ownership be transferred to the VENDEE.
