Project Details Located on Main Street between Fifth and Third streets on the west bank of the Napa River, the Napa Riverfront is a mixed-use project, consisting of 40,000 square feet of commercial, 30,000 square feet of office space and 50 residential condominium units. The project is being developed by Channel Properties and will include two mixed-use towers with space for offices, condos, restaurants and other retail, and will be connected by a 40-foot-wide deck along the Napa River. Ledcor is currently managing the installation of the mechanical/electrical/plumbing systems and has completed the metal framing. The building broke ground in May 2007 and is expected to be completed by February 2009.

Overcoming Challenges Dewatering and staging of equipment and workers was also an issue on the Riverfront project, since the building is located on the river. “We have to carefully stage each subcontractor and deal with the parking of the personnel on-site to make sure all merchants remain happy,” he says. Because the development is along the waterfront, the logistics of material delivery had to be well-timed. Its proximity to the river also required that the groundwater level on the project be lowered, and 24/7 water treatment was required. “We have to limit what we can keep on site, so instead of getting lead times months ahead of time we get more smaller, frequent drop-offs,” Baptista explains. “We really plan the staging area and
are careful so that we can bring in only material that is needed at any particular time but so that the subcontractors can easily access it when needed.” With as many as 40 subcontractors on the project at peak, Baptista says the advantage of working with an experienced crew is that it can work on multiple projects within the tri-level building at one time. As Napa continues to be a popular destination, fueling additional investments, Ledcor’s Napa location will continue to grow. x
