(a) Owner, residents, lessees or guests shall exercise extreme care, particularly between the house of 11:00 p.m. and 8:00 a.m., in making noises or using musical instruments, radios, televisions, and amplifiers that may disturb other residents. (b) No owner, resident, lessee, or guest shall commit any act which will result in an increase in the rate of any policy of insurance maintained by the Association, or violate any provision in respect to any policy of hazard insurance or liability insurance for the regime. (c) No owner, resident, lessee or guest of the project shall post any advertisements or posters of any kind in or on the project except as authorized, in writing in advance by the Association. (d) Hanging of garments, towels, blankets, rugs, and the like from the decks, porches, balconies, or windows or from any of the facades of the project is prohibited. (e) Garbage and all refuse shall be deposited only in closed containers or strong, securely tied plastic bags, to be placed in designated areas at time(s) established by the Board of Directors. (f) No owner, resident, lessee or guest shall install wiring for electrical or telephone installation, television antennae, machines, air conditioning units, or the like on the exterior of the project or that protrude through the walls or the roof of the project except as authorized by the Association. (g) No owner, resident, lessee or guest shall paint the exterior of his unit without authority and approval of the Association, it being intended to preserve and present a uniform appearance for the project. No owner may otherwise alter the exterior appearance of his unit. (h) Recreational vehicles and trailers and boats may be parked in carports provided that any such vehicles must be parked (1) within the plane of the carport with no protrusion, (2) that easy access to entrance doorways be provided, and (3) that the vehicle have quick mobility in the event of emergency. (i) Each unit possesses a garage and carport which provides for two (2) vehicles. Parking for additional resident vehicles or guest vehicles must be on public streets. Parking is not allowed on common areas of the project. (j) The Association has installed a “Property For Sale” bulletin board at the intersection of Odin Place and Ebb Tide. “For Sale” advertisement in (only) one of the insert frames. This procedure has been established to eliminate the numerous “For Sale” signs that used to be placed in a non-uniform manner in the flower beds. Individual real estate signs shall not be posted within the Condominium complex. “For Rent” signage is not authorized in any form. (k) Each unit owner shall maintain in a neat, presentable and sanitary fashion all limited common areas under his control or designated for his use. (l) Dusting or shaking out of rugs, towels, bathing suits, and the like from the windows or balconies, or by beating of the exterior part of the project is prohibited. (m) Motor vehicles may be washed or cleaned only in the area immediately in front of the resident’s unit or on public streets. (n) The Association shall have sole control of all planting and landscaping and sole control of all watering. (o) All sidewalks, entrances and stairways shall not be obstructed or used for any other purpose than ingress and egress. (p) Pets of residents shall be kept inside of residents’ units and not allowed to roam loose around the complex. Residents shall comply with the various City of Virginia Beach Ordinances and Regulations as to the licensing and maintenance of pets. (q) The Association may make such rules and regulations as it deems necessary for the storage and keeping of firewood and the Association may limit said storage and keeping to certain areas only. (r) The Association, by a vote of a majority of all unit owners at a duly convened meeting, may adopt additional rules of conduct which shall be binding upon all unit owners as fully as if set forth in these Bylaws.
