What Is a Promissory Note? An owner of real property that borrows money must sign a note promising to repay the loan, with interest. This promissory note is secured by a recorded deed of trust.

What Is a Trust Deed? A deed of trust, or mortgage, is a document recorded with a local government agency as security to a lender for repayment of a loan. The borrower is the trustor, the trustee is a licensed title company that oversees the transaction and the lender is the beneficiary.

Who Is the Lender (or, Beneficiary)? A lender is usually a bank or other financial institution. However, an individual may also be a lender whose loan is secured by a trust deed. The individual investor becomes the bank and is named as the beneficiary on the recorded trust deed.

What Is a Fractionalized Deed of Trust? An individual may pair with one or more other investors to loan money on real property secured by a deed of trust. In that event each of the investors would be named on the recorded document which would be called a fractionalized trust deed.

How Does This Work If I Invest My Money into a Limited Partnership? Investors often join with others as members of a limited partnership. The limited partnership then becomes the lender and is the beneficiary of the recorded deed of trust. The members depend upon the general manager of the limited partnership (i.e., 1st Las Vegas Global) to handle the transactions on their behalf. The general manager is placed in a position of trust and has a fiduciary duty to operate the limited partnership in the best interests of all the members.

In What Other Ways Could My Funds Be Invested? In an individual transaction: Your funds could be used to directly purchase a parcel of real property. In that event, your name would be recorded on a grant deed as the absolute owner of the property. 1st Las Vegas Global can assist you by selecting, managing and/or reselling the property and we would participate in any profit resulting from the transaction, which would still be recorded in your name, or in the name of the entity of your choice.

As a partner with someone else: If you paired with another investor in a direct purchase, both the names would be on the recorded grant deed and you would each become the owner of an undivided one-half interest in the property. As a member of a limited partnership: You may decide to invest your funds as a member of a limited partnership. The limited partnership would buy, rent, manage and resell the property in the name of the limited partnership and any proceeds would be divided amongst the members at the end of the partnership and in the manner described in its offering document. You would be advised to carefully read the offering document with your attorney or other advisor before you commit to invest in such a venture. 1st Las Vegas Global is the general manager of such a limited partnership.

What Is the Minimum Investment Required? $5,000.00

What Is the Difference between Annual and Monthly Yields on My Investment? Monthly investment yield 12% and annual yields are 15%.

Every 1st Las Vegas Global transaction with respect to real property is handled through a responsible escrow company and the property title is insured by Ticor, a billion-dollar title insurance company. This is true whether we assist you as an individual, in partnership with others, or through one of our limited partnerships. What Is Your General Guideline for a Loan to Value Ratio on Properties? We try to keep all our investments at or under a 70% loan-to-value ratio.

Do You Use Preliminary Title Reports That Are Less Than 90 Days Old? Yes. All our transactions are conducted pursuant to preliminary title reports that are up-dated and insured by Ticor Title.

Are Trust Deeds Insured by FDIC? No. All trust deeds are title-insured but are not FDIC-insured.

Does My Investment Money Go to Escrow or to 1st Las Vegas Global? All money is deposited into an escrow account with Ticor Title Company.

Is My Investment Secured by a First Trust Deed, or By a Second Trust Deed? All trust deeds sold by 1st Las Vegas Global are first deeds of trust only.

How Much Experience Does 1st Las Vegas Have? The executive staff of 1st Las Vegas Global, Inc. has been involved in real estate investments in the Las Vegas area for 27 years and have combined experience of over 50 years in real estate investments.

Does 1st Las Vegas Global Originate and Service Its Old Loans? Yes.

Can I Invest in Your Limited Partnerships If I Am a US Citizen? No. Anyone may invest directly to purchase real property where they are vested with title to the property or are named on a deed of trust for a particular parcel of property. However, only nonUSA persons may invest in our limited partnership offerings.

What Is a Global Agent? A Global Agent is a representative trained by 1st Las Vegas Global to find members/investors to be assisted by us in making real estate investments in the greater Las Vegas Metropolitan area

How Does a Global Agent Get Paid? There is a commission structure for each investment secured by you in of our limited partnership funds or trust deed transactions.

What Are My Fees to Be a Global Agent? There are no such fees. You are only required to complete our training and to commit to represent 1st Las Vegas Global in an ethical and professional manner.

How Do I Become a Global Agent? You must fully complete The Agent Representative Questionnaire contained on our website. Upon approval of your application our agent coordinator will contact you to start the Agent Training Program.
