A designer concrete fence will frame the subdivision frontage. The sides of the subdivision will be secured with temporary fencing for security in anticipation of the possible purchase of the surrounding land. A security camera at the entrance will monitor personnel coming in and out of the subdivision. Ivy and vines, lit with the Cecilia’s Grove colors of orange and green, will enhance the frontage fence. To maintain the ambience of the surrounding and to follow municipal code, subdivision owners can only build up to two story building. We encourage owners to build a roof top deck to maximize their living space and appreciate the 360 degree views. The use of pillars, pergola, column or anything Italian is highly encouraged to transform the entire subdivision into a rustic abode. A guideline will be given to each buyer on house construction. Each house design submitted by an outside architect is subject to approval. Subdivision owner can select the builder from the list the subdivision provided. Any changes from the original design especially concerning the esthetic design of the interior should be reported to the subdivision management. None compliance is subject to a redo or a teardown.

Construction cost (labor and materials) in the Philippines is currently about 40,000 pesos per sqm (estimated at 50 % increase in basic and finishing cost, valued highly) is around 83 per sq ft. Even if we value our labor for $ 100 per sq ft or $ 150 sq ft, there is still a huge profit margin. The cost can be further reduced by getting discount from the Philippines construction company by doing the entire project.
