The Plan and Development of

Cecilia’s Grove

The subdivision will have an Italian theme. The road will be made of Terra Cotta dyed cement to anchor an Italian theme of the subdivision. The concrete cement will be more durable than the red gravel stone mimicking an authentic Italian dirt road. Our Terra Cotta road will be a focal point in the surrounding greeneries

Stunning Atmosphere!

Breathtaking!

The Drainage system will be underground.

Gate, Guard Post, and Pergola A wrought iron gate and guard post complete with landscaping will make a stunning entrance to the subdivision. Cecilia’s Grove will have 24-hour security. A designer concrete fence will frame the subdivision frontage. The sides of the subdivision will be secured with temporary fencing for security in anticipation of the possible purchase of the surrounding land. A security camera at the entrance will monitor personnel coming in and out of the subdivision. Ivy and vines, lit with the Cecilia’s Grove colors of orange and green, will enhance the frontage fence. Multi-colored lights will illuminate the sign bearing the name of the subdivision, Cecilia’s Grove, that can be seen from the provincial national road. The large guard post will be used temporarily as a sales office in our initial stage and can later be converted to a visitor’s lanai. The Guard post will be adjacent to a patio made of flagstones and topped with a pergola draped in gold and green fabrics. The patio will be dotted with black wrought iron round tables and chairs. Flowering vines will wind through the pergola.

Housing Cecilia’s Grove will have arrangement with various construction firms who are familiarized with the American and German building construction technologies for our subdivision clienteles.

To maintain the ambience of the surrounding and to follow municipal code, subdivision owners can only build up to two story building. We encourage owners to build a roof top deck to maximize their living space and appreciate the 360 degree views. The use of pillars, pergola, column or anything Italian is highly encouraged to transform the entire subdivision into a rustic abode. A guideline will be given to each buyer on house construction. Each house design submitted by an outside architect is subject to approval. Subdivision owner can select the builder from the list the subdivision provided. Any changes from the original design especially concerning the esthetic design of the interior should be reported to the subdivision management. None compliance is subject to a redo or a teardown.

Amenities All amenities will be built in the commercial area of the subdivision. The residential and commercial part will be clearly marked. The residential area will be clearly for residences only. All of the amenities will be on the top portion of the subdivision to give drama to this superb setting. Facts and Concerns about

Cecilia’s Grove

Is it safe in the Philippines? In terms of violent crime, the Philippines is considerably safer than the United States. The foreign press fosters the idea that the Philippines is violent and chaotic. In fact, there are more killings, gang and criminal activities per capita in the US than in the Philippines. Manila tabloids report lurid details of crimes and shows gory photos to boost sale. The tabloid news does not represent the entire country. While some of the country’s southernmost islands have a history of rebel insurgency, the vast majority of the country is a peaceful haven.

Typically Philippine provinces and cities enjoy a gentle life-style. The city and rural areas are safe, even crime free. Such stories go unreported. Foreign embassies in Manila may be quicker to give travel advisory in the Philippines, in contrast to how they might respond to a comparable violent incident in a more industrialized nation. Cecilia’s Grove is located in the Tagaytay Midland where, remarkably, crime, as we know and experience it, does not exist. The people are so peace loving that Tagaytay has gained an international reputation as the most serene place on earth. The Philippines is a safe place to live, to retire, and to raise a family.

The fishing village of Talisay, Batangas can be seen from Cecilia’s Grove.

How is the political and social climate in the Philippines? International news dramatizes political turmoil in the Philippines. In fact, the Philippines is like other democracies including the United States. It provides a generally safe and civil existence, yet is challenged by human error and conflict, both individual and institutional. Filipino people have a reputation for hospitality and friendliness. It’s a reputation they earn, a reputation that delights those who come to visit or stay in the Philippines. In foreign travel, including the Philippines, a health caution is always appropriate. Wherever you travel, make friends. Talk with them about the area, your travel plans and cautions you need to exercise. Select others who care about you to know where you are, where you are going, and how they can get in touch with you.

Great view of Talisay, Batangas. Cecilia’s Grove is just 10 minutes away from Taal Lake.

Why build an upscale subdivision and retirement community? With tropical island allure, and warm, hospitable people, the Philippines is one of the most beautiful countries in Asia. There are countless things to see and do in the country of 7,000 islands. Its close proximity to Korea, China, Japan, and Australia makes it the ideal economical travel destination. The Philippines, unlike other Asian countries, is distinguished by its widely diverse culture yet westernized Spanish and US flavor. Filipinos speak English with ease. Many converse in fluent Chabacano, a blend of Spanish and Tagalog. The Philippines, also rich in manpower, supplies the world with skilled laborers. The Philippines produces highly skilled graduates in medicine, science, engineering, architecture, and technology. Their labor, though considered one of the world’s best, is also one of the cheapest. For international investors, developers, and businessmen, the Philippines is the perfect site to build a resort, a condominium, and a retirement community. Why not in Japan? Or Singapore? Or Hong Kong? Because of the scarcity of land, and high acquisition, labor, and development costs. The price tag for the project would be astronomical, probably ten to fifteen times more!

This is the main reason why I thought of Cecilia’s Grove, an Italian themed subdivision overlooking the world’s smallest volcano bordering a forest sanctuary, with a climate that is cool and pleasant year round. The subdivision will be a combination of residential Italian Villas, Condominiums and Retirement community in the most picturesque setting. Many Asian tourists travel as far as Europe, the United States, and Africa. They spend excessively in search of a good vacation. The idea of vacationing or living in a resort that combines Italian architecture and American amenities - ideas popular in affluent and developing Asian cultures can make them think otherwise. If they like the subdivision, they can opt to stay by buying one of our upscale condominiums or retire in our Paradise retirement community or own an Italian villa in our subdivision.

Cheap Construction Labor in the Philippines The cheap labor in the Philippines and undervalued land, including that already acquired, make the project profitable. The market price of the real estate in the Philippines continues to soar. Construction cost in the US for an upscale development is around $ 350.00 plus per sq ft. Construction cost (labor and materials) in the Philippines is currently about 40,000 pesos per sqm (estimated at 50 % increase in basic and finishing cost, valued highly) is around 83 per sq ft. Even if we value our labor for $ 100 per sq ft or $ 150 sq ft, there is still a huge profit margin. The cost can be further reduced by getting discount from the Philippines construction company by doing the entire project.

Cecilia’s Grove is a smart investment.
