As mentioned in the last newsletter, our exit gate was severely damaged by a delivery person in the early morning hours of early March. An effort was ongoing to recover damages from this person. However, the effort was unsuccessful so the Association will have to absorb a repair cost of nearly $8,000. During the latter part of June several thunderstorms and lightning strikes on

and around the Key Royal grounds caused damage to the entry gate keypad. The Board moved forward with repairs in late August and the exit gate was removed to begin repair work and the gate is expected to be reinstalled prior to Oct 3rd if all goes according to the gate company plans. The new exit gate configuration will open in two
parts and should reduce the amount of stress on the gate motors. This should result in an overall reduction on the number of gate repairs that have occurred in the past. The entry gate keypad is expected to be repaired when the exit gate is returned and reinstalled.
Membership Vote to increase Board size On June 25, 2008 the Board of Directors passed a motion proceeding with an effort to increase the size of the Board from the current three members to a new size totaling five members. The Association Attorney
has drafted the necessary amendment to bring the matter before the owners to vote on the issue. The voting materials, including the suggested amendment language, will be mailed out to owners in the coming months.
Since this is amending the underlying Declaration of Condominium, it takes votes of 66⅔% or greater in favor to pass (180 votes). If adopted, the new Board size will take effect at the next Annual Meeting in March 2009.

Bits & Pieces The black olive trees which line both lakes were recently trimmed on September 12th. Various palm trees around the community are due for trimming in the near future. Trash pickup takes place Sunday through Thursday between 6pm and 9pm. Trash must be bagged and kept in the

Unit Leasing Information Owners wishing to lease their units are required to complete a lease application packet. The completed packet will be reviewed by the Board of Directors. The packet includes a new Lease Addendum which must be signed
by the owner and tenant, whether they are new tenants or tenants about to be renewed. There is a $100 fee for new applicants but no fee for renewing a current tenant.

Parking Courtesy The Board reminds you that parking spaces marked "Reserved" are only to be used by those units who are deeded the space. Parking in any reserved space other than your own is not permitted and may result in your vehicle being towed. Second vehicles
and those driven by your guests can use any unmarked spaces. Guests staying overnight must display the "Visitor Parking Pass" placard on their rear view mirror. These passes are not to be used for the purpose of longterm "permanent" guests which is not permit-
ted. Parking is restricted to personal, private vehicles only. Vehicles used for work, those displaying commercial writing and/ or carrying work equipment are not permitted at any time except when used in conjunction with immediate repair work or deliveries to a unit.

The New Embarq Phone Books are available at the Clubhouse! Pool & Spa Rules and Clubhouse Usage The Pool and Spa area is for the enjoyment of Key Royal residents only. It's important to remember that observing the pool rules will allow all residents to enjoy the pool and spa areas equally. Residents must bring their pool pass with them. Please do not loan your pass to another person. It is your responsibility. Each resident is allowed a total of two guests who must carry your designated
guest passes with them while at the pool. Parties are not permitted at any time. Food and Drink is not allowed in the pool. Also, to ensure safety, glass of any kind is not allowed in the pool or pool deck area. Pool hours are dawn to dusk and the Tiki Hut area is open until 10pm only.
The Clubhouse is open to residents where you can use computers in the business center, play ping-pong in the game room or pick up a few books to read from the library. Check it out!
