EXTRAJUDICIAL SETTLEMENT OF ESTATE OF DECEASED PERSON, WITH SALE KNOW ALL MEN BY THESE PRESENTS: We, PERLA DAVID, wife; MAUREN, ALDRIN, MARVIN, HARBI, ANDERSON, CHERYLL, MARLON, CATHERINE, ALEX AND ABIGAIL all surnamed DAVID, children and in laws, all of legal age, Filipino citizens and residing at Mandasig, Candaba, Pampanga, the only surviving legal heirs of the late, CARLOS DAVID, have entered into this Extrajudicial Settlement, WITNESSETH: That the above-named parties are the legitimate HEIRS of CARLOS DAVID who died in Candaba, Pampanga on _______________________, without any will; That the said deceased, at the time of his death, left a certain parcel of land, located in Mandasig, Municipaliy of Candaba, Province of Pampanga, Island of Luzon and covered by Transfer Certificate of Title No. 15570 of the Land Registry of Pampanga, containing a total area of FIVE THOUSAND SIXTY FIVE (5,065) SQUARE METERS. TRANSFER CERTIFICATE OF TITLE NO. 15570 A parcel of land (Lot 30 of the subd. plan Psd-03-034561, being a portion of Lot 2, Psu-17312) situated in the Barangay of Mandasig, Municipaliy of Candaba, Prov. of Pampanga, Island of Luzon. Bounded on the SW., along line 1-2 by Lot 31; on the NW along line 2-3 by Lot 32; on the NE., & SE., along lines 3-4-1 by lot 29. Beginning at a point marked “1” on plan, being N. 28 deg. 39’W., 1519.64 m. from BLBM # 1, San Isidro. thence N. 81 deg. 39’W., 31.75 m. to pt. 2; thence N. 13 deg. 48’E; 164.98 m. to pt.3 ; thence S. 69 deg. 18’E., 31.31 m. to pt. 4; thence S. 13 deg. 37’W., 158.20 m. to the point of beginning; containing an area of FIVE THOUSAND SIXTY FIVE (5,065) SQUARE METERS. All points referred to are indicated on the plan and are marked on the ground by OLT cyl. conc. mons . 15 x 60 cms. Bearings true ; date of original survey, Oct. 22 – Nov. 9, 1918 and that of subd. survey, Aug. 16-18, 1989 and was approved on Nov. 21, 1989. That no personal properties are involved in this Extra-judicial Settlement; That to the best knowledge and information of the parties hereto, the said deceased left no debts; That the parties hereto being all of legal age and with full civil capacity to contract, hereby by these presents agree to divide, adjudicate and sell, as they hereby divide, adjudicate and sell the abovedescribed parcel of land; That for and in consideration of the sum of TWO HUNDRED TWENTY SEVEN THOUSAND NINE HUNDRED TWENTY FIVE (P227,925.00) Philippine Currency, receipt of which in full is hereby acknowledged, do hereby SELL, TRANSFER and CONVEY unto ERLINDA C. SY, of legal age, single, Filipino and resident of No. 3 Gen. Segundo St., Little Baguio, San Juan City, Metro Manila and REGINA D. MERCADO, of legal age, single and resident of 46 Senatorial Drive, Congressional Village, Quezon City, Metro Manila, the above-described parcel of land with all the improvements thereon, free from all liens and encumbrances.
