4 TYPES OF COMMON HOUSES IN THE PHILPPINES

House and Lot

According to ZipMatch (2015), House and Lot is a lot used where house or properties are constructed or built on its own parcel. This type of home is the preferred real estate property by Filipinos. When purchasing a house and lot, a person will own both the house and the land where it is built. This type of property has more space to move around or have the freedom to make home improvements. House constructed here can also have one, two, or even three floors with one or more than four bedrooms.

There are different kinds of House and Lot. These are SINGLE ATTACHED, SINGLE DETACHED, ROW HOUSE AND TOWNHOUSE. Single Attached is a property that is constructed in the perimeter line of the lot. Its wall that is attached to the boundary of your lot is called “firewall”. Single Detached is a property that is constructed in the middle of the lot. It means that there is an open space on the sides, front, and back of the property. It has no common walls and is built on its own parcel of land. Row House and Townhouse are one of a series of houses, often similar or identical design situated side by side and joined common walls. These are clustered houses usually with 4, 6, 8, or 10 units. Each unit typically have the same floor area. Row house are most of the time has single-story unit, while a townhouse have two or more units.

Living in a house and lot gives homeowners more freedom and space to move around or make home improvements. Another reason why the Filipinos prefer owning a home is because it provides a sense of privacy not achieved in a condo (Dehesa, 2015).

However, a house and lot for sale in a gated subdivision is more expensive, particularly if located within or near the city centers. According to some research (2015), it is more high-maintenance than any other types of home in the Philippines because you will be responsible for maintenance, repairs improvements and taxes.

Bungalow A bungalow is a single-storey home – this means that the living area, dining area, kitchen, bedroom, bathroom are all on the same floor. This type of house is popular among young couples, small families, or those living with the family or other relatives that may find it difficult to take the stairs (Dehesa, 2015). Bungalow homes are especially relevant for people who may find climbing stairs cumbersome. Elderly or physically disabled people, or a family with small kids may opt for a bungalow because there typically is only one floor. Bungalows can be beautiful charming properties this is why some people chose to buy these type of house (Pascal, 2016). However, bungalows are not for people who want to have a larger bedrooms. A disadvantage of bungalow homes is that the rooms adjacent to the living room tend to be small and chopped up as opposed to the large open floor concepts popular in more modern real estate. Another cons of bungalows is that they typically have a higher cost per square foot than a two-story home. Because all of the rooms are on one floor, it takes up more land than a two-story home (HomeGuide. 2010).

Multi-storey House A multi-storey house is a structure with two or more floors. The shared spaces like the living area, dining area, kitchen, and powder room are often found on the ground floor. The bedrooms, bathrooms, and other private spaces could be on another floor. This kind of property is usually recommended for families with five members or more. It is a good option for those that want or need more space. It’s an increasingly popular option as land prices increase and blocks are smaller, particularly nearer to cities: you can buy a smaller – and cheaper – block, and still have a spacious home, without completely sacrificing a yard (Planbuild Homes, 2017) However, there are some things to think about with multi storey homes. The main thing is the stairs. Some people hate going up and down the stairs, some find it tiresome. It can also be difficult for children and elderly people in the family (Fitzgerald, 2011).

Apartment While the bungalow and multi-storey house are both single buildings, an apartment is a part of a row of other apartments. It can sometimes share a common roof, wall, parking area, and other outdoor spaces with other townhouses. The townhouse can be considered by the families that want or need more space but do not have plans on investing in a regular multi-storey home yet. An apartment can provide the comfort of a house and lot plus the convenience of condo living (ZipMatch, 2015). Townhomes are cheaper than other type of homes (Byloos, 2016). They are also spacious and they have enough living space for the occupants. Townhouse are built in developments, where restaurants and shopping areas are near. This can be very convenient for

the occupant because he can go out anytime he wants and buy anything he desires (Montchanin builders, 2017). However, there also some drawbacks when choosing to live in a townhouse. According to Byloos (2016) major drawbacks about living in a townhome include the small size of the yard and pet restrictions. It has more private outdoor space than a condo dweller, but calling the average townhouse’s yard it is not very spacious. Some landlady/landlord do not allow their tenants to have pets living inside their homes. Although most townhouses for sale are well-insulated, residents will still need to be mindful of the noise to avoid disturbing the neighbors (ZipMatch, 2015).

Condo Unit A condo unit is a home within a mid-rise or high-rise residential building. This type of home is usually found in big cities where more people live but houses and lots are more expensive and hard to come by. In more densely-populated areas like major business districts, a condo unit is a more affordable alternative to a bungalow, multi-storey house, or

townhouse. This is popular for real estate investors who wish to earn rental income. Condos for rent or sale in cities like Taguig and Makati are favorites to homebuyers simply because of the convenient living experience it offers.

Shared amenities allow you to enjoy facilities like swimming pools, gyms, and playgrounds without thinking of maintenance. Security is one of the benefits of living in a condo unit. Since, you’re living in close proximity with many other people; in an emergency, you’ll have plenty of people to turn to for help. Lastly, one of the biggest benefits to living in a condo is that other people do the maintenance for you (Levin, 2013). According to moneycrashers.com, major drawbacks of living in a condo unit include, extremely expensive home owners association fees and the lack of privacy (2013)

Definition of Terms The following terms used in this study were conceptually and operationally defined.

Significance of the Study This study will be beneficial to the following people : Students. This study may help students to know more about different type of houses and to help them decide what kind of house they want to buy in the future. Families. This study may inform and help families decide what kind of house to purchase or rent.
