The REALTORS will have a chance to make announcements along with the Birmingham Association of REALTORS (BAR). You will have a chance to present any old and new listings, with which you may need assistance. You will also be able to discuss both buyers’ and sellers’ needs. Networking begins at 8:45am and

gives you the chance to meet with other REALTORs and affiliates of the BAR. The charge is $3 per person, which goes to our charity, FAMILY CONNECTION. Duties to Realtors Standard of Practice 16-3

Article 16 does not preclude REALTORS® from contacting the client of another broker for the purpose of offering to provide, or entering into a contract to provide, a different type of real estate service unrelated to the type of service currently being provided (e.g., property management as opposed to brokerage) or from offering the same type of service for property not subject to other brokers’ exclusive agreements. However, information received through a Multiple Listing Service or any other offer of cooperation may not be used to target clients of other REALTORS® to whom such offers to provide services may be made. (Amended 1/04)

Standard of Practice 16-4

REALTORS® shall not solicit a listing which is currently listed exclusively with another broker. However, if the listing broker, when asked by the REALTOR®, refuses to disclose the expiration date and nature of such listing; i.e., an exclusive right to sell, an exclusive agency, open listing, or other form of contractual agreement between the listing broker and the client, the REALTOR® may contact the owner to secure such information and may discuss the terms upon which the REALTOR® might take a future listing or, alternatively, may take a listing to become effective upon expiration of any existing exclusive listing. 3 Answering Machine Scripts that Will Capture 2-3 FSBOs a Month FSBOs on the Do Not Call list are protected from cold calls. As always check names against the DNC list. However, even if they are on the DNC list, if you have an interested buyer, you are free to call FSBOs

As stated in the last report, it really is very simple to make money in real estate...if you have these things: 1. "You will be the best in the business" mindset. There's no room for failure here. From the start, believe you will be the best. 2. "Go out of your way to help people with their goals of buying or selling their homes." Be kind and sincere. 3. "Prospect your FSBO leads, past clients and business relationships...everyday. Also send out thank you cards to everyone who's ever done something to help you get business." "Leave a kind message on FSBOs' answering machines."

Script #1 "Hi, this is (your name) with (your company name). I see that you're trying to sell you home on your own. "Before you hit the delete button on this message I just wanted you to know that I'm a full time REALTOR who lists and sells homes in your neighborhood and I would like to help you reach your goals in selling your home. "If there's anything I can do to help you please call me on my cell phone at 000-000-0000. I'm not a pushy salesperson...we'll just talk and see if there's anything I can do to help you reach your goals. Again my cell phone number is 000-000-0000. Take care and have a wonderful day."

Script #2

"Hi, this is (your name) with (your company name). I may have good news for you. "I'm working with clients right now who have an interest in purchasing a home in a neighborhood like yours. "My question is would you consider paying a 3% commission (instead of the normal 6% listing fee) if I brought you a buyer that would give you a full-price offer? "If you have any interest please give me a call on my cell phone at 000-000-0000. Again my number is 000-000-0000. Take care and have a wonderful day!"

Script #3

"Hi, this is (your name) with (your company name). I just wanted to call and see if you've thought about the idea of paying a commission for a full-price buyer. "I'm working with some new clients right now who are interested in purchasing a home in a neighborhood like yours. "If you have an interest, call me on my cell phone at 000-000-0000. Again my number is 000-0000000. Take care and have a wonderful day!" Once again, the beauty of leaving messages on a FSBO's answering machine is that it's a completely rejection-free method to 2-3 listings a month. If you consistently use these scripts and follow up regularly... I think it's safe to say that you could easily add 2-3 listings to your inventory every month...month in, month out...consistent as the setting sun.

JA programs are taught by volunteers in class and after school in over 1200 classrooms and organizations throughout metro-Birmingham. JA’s classroom volunteers come from all walks of life and include business people, college students, parents and retirees. These dedicated individuals are the backbone of the organization. Classroom Volunteers Needed! Various times available Junior Achievement needs positive role models like you to volunteer to teach various programs in K-12th grades. The majority of our programs are implemented in public and private schools throughout the Birmingham metro-area. After-school and summer programs are also available. We provide all of the materials and a complete orientation. Volunteer time commitment is minimal: make just 5-10 classroom visits (depending on the grade level selected, for approximately 40 minutes each visit). JA Bowling Classic

Classroom Mentors These volunteers are at the very heart of Junior Achievement’s mission and purpose. They are trained by JA staff and given everything they need to go in the classrooms and make a direct impact on a number of young people. Volunteers may participate in the grade level, program and school of their

A great and fun way to impact JA kids outside of the classroom. Two Bowling Classics are held each year in the summer and winter. Bowlers raise money for Junior Achievement, win prizes, and generally have a great time! The Bowling Classic annually supports about 10,000 kids in JA programs.

JA Golf Marathon

Calls For Kids/Loaned Executive

This event is designed for the true golf enthusiast, who also enjoys making a difference in the community. Each Spring, golfers unite to play 100 holes to raise money for Junior Achievement.

These campaigns are crucial to Junior Achievement fundraising and usually involve teams (Calls for Kids) or individuals (Loaned Executive) putting on their best phone personas to compete for Top Producer of each event. Daily prizes are given away each day of the campaigns as well as for overall performance at the end of the campaign. These two events combined support about 5000 kids in JA programs.
