November 19, 2009 Whitetail Run Affordable Housing Bid Basis and Assumptions •

Estimate is based on plan set dated October 15, 2009 by Schultz Foss Architects and soils report dated October 20, 2009 by Rimrock Engineering.



Winter and weather provisions have not been included in this pricing not limited to ground heat, blankets, labor, or any other provisions.



A Type C soil condition has been assumed for excavation. I have included 4 feet over dig and OSHA approved slopes in all excavation and backfill quantities. If “slope flattening, bracing or other stabilization is necessary due to seepage or other unexpected conditions” additional costs may be incurred by the owner.



Radon venting is not included.



Price does not include any top soil import or placing.



Over dig and/or engineered fill is not included. Additional charges will be applied if over dig and/or engineered fill is required.



Surveying and/or layout is not included.



Materials and compaction testing is not included.



Insulation and vapor barrier for crawl spaces is not included.



Interior plumbing of the meter vault is excluded.



All permitting and fees for water and sewer hook-up due to the city are not included.

Parking lot will be graded to +/-0.1’. Paving contractor will be responsible for final grading.



Slab prep will be graded to +/-0.1’. Concrete contractor will be responsible for final grading.



Sidewalk prep will be graded to +/-0.1’. Concrete contractor will be responsible for final grading.



Native soils will be used for backfill.



Any changes made to the design of the structure or performance of this bid outside the scope of work known to us on the date of this document is subject to a change in bid price in the form of a change order. We reserve the right to stop work until any such issues are resolved.



We reserve the right to assess a finance charge in the amount of 1.5% per month for any and all late payments. Payments are due within 30 days of the invoice.



Estimate is good for 30 days.
