Plots Ready Now - land at around £100,000 per acre Ramsden Business Park, Barrow-inFurness is now ready to be occupied by expanding companies. Site servicing work is now complete and three large plots, totalling more than 25,000m2 are ready for sale and development. The three plots are suitable for companies wanting to develop B1, B2 and B8 units. The sites offer two plots of approximately 5,200m2 and a larger plot of 15,529m2. When complete, Ramsden Business Park can accommodate up to 210,000 ft2 of new office and industrial space. Also, a new £10 million access road, extending Michaelson Bridge Road, is currently under construction to replace existing road links, ensuring easier access to the site. Stuart Klosinski, Industrial Development Manager, Furness Enterprise comments: “Ramsden Business Park offers three sizable plots for a range of uses. This is a great opportunity to be one of the first on site choosing very competitively priced prime plots on what is one of the largest waterfront regeneration schemes on the North West Coast of England. To date we have received over 100 enquiries from firms interested in relocating to the site. It is anticipated that over the next ten years the Waterfront Business Park will create many new jobs and see the local economy emerge stronger”. In total The Waterfront Business Park will comprise 60 acres of dockland transformed into three business parks, Ramsden, St Andrews and Anchorline and accommodate up to 1 million ft2 of office and industrial space.

£10m Waterfront Business Park access road construction underway £10m has been awarded by the Northwest Regional Development Agency (NWDA) and the Northwest European Regional Development Fund (ERDF) to construct a new access road for the Waterfront Business Park.

Work for Local Firms Local construction firm, Neil Price Construction (Barrow) and Mike Marsh Plant Hire (Dalton) were involved from the outset with construction, 17 local firms have in total been involved in the project to date with over 30 new jobs having been created.
The road will provide access to the new Waterfront Business Park, which is part of the wider £200m Waterfront Barrow-inFurness development which will welcome a range of businesses and is expected to create around 1,500 new jobs. The road will also help remove traffic from surrounding residential streets. Stuart Klosinski, Industrial Development Manager, Furness Enterprise, comments: “The access road will open up the Waterfront Business Park for development and help attract developers, investors and tenants.” The Waterfront Barrow-in-Furness development is led by West Lakes Renaissance. Dennis Laird, senior project manager for West Lakes Renaissance, said: “This is another vital step in the Waterfront Business Park development and a demonstration of the public sector’s confidence in the future of Barrow.”
Story Group Named as Marina Village Preferred Developer West Lakes Renaissance – the Urban Regeneration Company for Furness and West Cumbria – and Barrow Borough Council, have announced they will be working with Carlisle-based, Story Group to refine the proposals for the Marina Village project. If the negotiations are successful and funding is secured, an official agreement will be entered into, paving the way for work to begin on site. It is anticipated that an official developers agreement will be entered into early 2010.
Marina Access Norwest Holst has been studying ground conditions along the route of the new access proposed for the marina. Concept proposals for a new overland access to the marina has been submitted to West Lakes Renaissance, using expertise already derived from the construction of the Falkirk Wheel, another unique boat lift.
The Marina Village - the centrepiece of The Waterfront, Barrow, regeneration scheme – is a mixed residential, retail and leisure development on redundant dockland in Barrow-in-Furness. It is a proposed £120 million development which includes 650 new homes, a 350-berth marina, a hotel, restaurants, bars, retail space and a sports ground. It will see 90 acres of former railway sidings transformed into a new community on Barrow’s waterfront.
Whatever solution is delivered by the final construction, it will give round the clock marina access such as that shown below.
The Marina Village is at the heart of the wider The Waterfront, Barrow development – the biggest single proposed development in the town since it was transformed from a small fishing village into a world powerhouse in the steel and ship building industry more than a century ago. The development also includes The Waterfront Business Park, which will provide much-needed space for a wide range of businesses and could create up to 1,500 new jobs.
ASTUTE TO GO OUT THIS YEAR Business base opportunity The first of the Astute class submarine and follow on boats are being built at BAE Systems Submarine Solutions which stands adjacent to Waterfront Business Park. HMS Astute is due to leave Barrow later this year. The Waterfront Business Park is a good location for companies wishing to work with BAE Systems and other defence or civil nuclear engineering companies to service future naval shipbuilding contracts or emerging civil nuclear power developments in Cumbria and the UK.

It is also satisfying that we will be working with a Cumbrian developer with a good understanding of the needs of the town.” Fred Story, Chief Executive of Story Group, which also includes Rail and Construction businesses as well as Story Land and Story Homes, adds: “As a proud Cumbrian, it gives me tremendous pleasure for the Story Group to be involved in such an ambitious and significant development, which we believe will change the face of Furness. “The Story Group recognises Barrow as a great place to be involved in at this point in time and we are delighted that a Cumbrian company has provided the best choice from all the potential developers to fulfil the key component – Marina Village. Story has a track record of delivering successful projects and we are both determined and confident the plans will become a reality.” The Marina Village development is expected to take around 10 years to complete.
