CHECK-IN TIME IS AFTER 12 P.M. EST AND CHECK-OUT IS 5 9.M. EST. (Flexible) NO Early Check-in or late check-out. 2. This is a NON SMOKING home. You may BBQ MUST MAKE SURE ITS FAR ENOUGH FROM THE HOUSE 3. Pets are not permitted in HOME under any conditions. (Exceptions granted) 4. We will not rent to vacationing students or singles under 24 years of age unless accompanied by an adult guardian or parent. 5. DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $300 for the weekend and 500 for the week is required. This must be received within seven (3) days of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (7) days of departure, provided the following provisions are met. a. No damage is done to home or its contents, beyond normal wear and tear. b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. c. All debris, rubbish and discards are placed in trash cans with yellow bags over the trash and placed at the end of the driveway, and soiled dishes are placed in the dishwasher and cleaned. One load of laundry is started. d. All keys are left on hanging where they were found and home is left locked (lock the front door first from the inside then lock the top lock in the back from the outside) e. All charges accrued during the stay are paid prior to departure. f. No linens are lost or damaged. g. NO Early check-in or late check-out. 6. PAYMENT – An advance payment equal to 50% of the rental rate is required 60 days before arrival. The advance payment will be applied toward the home rent. Please make payments in the form of traveler's checks, bank money orders, cashiers checks or personal checks payable to Richard Holmes. The advance payment is not a damage deposit. The BALANCE OF RENT is due fourteen (14) days before your arrival date. 7. CANCELLATIONS – A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit. 8. MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in. 9. MAXIMUM OCCUPANCY- The maximum number of guests per condominium is limited to ten (12) persons. An additional charge or $10.00 per person per night for guests in addition to ten (12) will be assessed. THIS PROPERTY REQUIRES A THREE (3) NIGHT MINIMUM STAY. (Exceptions granted) 10. Longer minimum stays may be required during holiday periods. If a rental is taken for less than three

days, the guest will be charged the three-night rate. 11. INCLUSIVE FEES – Rates include a one-time linen-towel setup. 12. NO DAILY MAID SERVICE – While linens and bath towels are included in the home, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the home. 13. RATE CHANGES – Rates subject to change without notice. 14. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in. 15. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance. 16. HURRICANE OR STORM POLICY – No refunds will be given unless: a. The National Weather Service orders mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or b. A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. The day that the National Weather Service orders a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund: 1. Any unused portion of rent from a guest currently registered, 2. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted; and 3. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period. By Signing Below, I agree to all terms and conditions of this agreement

NOTE: In the upstairs room turn on the fan in the ceiling and open the door when windows are open on the first floor and it will take all the heat out of the home at night.

Things to do before leaving: • Put all dishes in dishwasher and run it • Put garbage in yellow bags and then in trash cans and leave them at the front of the driveway when you go home. Monday is garbage pickup. Thursday is recyclables • Lock the front door first from the inside and then lock the back door from the outside and leave the keys in the BBQ. • Close all windows • Turn off fans and other electronic devices • Please do not leave food open or anything in the fridge. Any cleaning supplies needed are in the cabinets under the sink or to the right of the sink underneath. • Please leave the home as it was found, a vacuum is in the front closet near the front door if needed. And a broom is hanging in the basement stairwell off the kitchen. • Toilet paper and paper towels are in the basement.

Best food and places in the North Fork Wineries- Lenz, Bedell, Raphael (Merlot is great), Old Farm, Shinn Estates, and Corey Creek are our favorites Eriks for breakfast and lunch, just off Kenney’s road, make a left out of our road and about 1/4 mile on the left you will see it. It’s open until 3pm and great coffee too. On the pricier side but great food and atmosphere is The Frisky Oyster in Greenport Crabby Jerries and Claudios on the pier (NOT the main restaurant) is lower prices, fried fish type place. Lobster roll and the fried clams are the best. The pier bar is a great place to hang out too which is part of the Claudios pier restaurant. BBQ Bills in Greenport is another good spot In Southold - North Fork Table & Inn- pricier but good for lunch and dinner. Founders Tavern- Bar and restaurant. On Kenney’s Road is Cliffs Elbow East - easy b/c you can walk there - average food but convenient and right near our beach. -- Bagel Shop -Make a left off Kenneys road and about 1 mile down the road on the left in a shopping center you will see the BAGEL shop. Soundview Restaurant -- again make a left off Kenneys road onto the "North Road' or Middle Road and take it a few miles on your left you will see it. Make sure you get a spot on the window near sundown and its fantastic views. It’s also a long Hotel you can't miss it. In Southold you have the IGA for groceries, just east is a Beer store and across the street from there is a Butcher and adjacent is Grateful Deli for good sandwiches to go.
