RENTAL AGREEMENT This rental agreement is entered on 01th January, 2009 between …………………., son of (late) ……………………….., residing at …………………………………. (Hereinafter called LANDLORD) and …………………….., son of …………………………………………………………………………… ……… (Hereinafter called LESSEE). The Landlord is the owner of the building situated at ………………………………………….. The Landlord offers a shop in that building mentioned above for letout to Lessee and the Lessee himself accept the offer of the Landlord at following terms and conditions:

TERMS AND CONDITIONS 1. The lease period commences from 01st January, 2009. Total period of lease is 3 years from the date of commencement. It can be renewed at the mutual consent of Landlord and Lessee. 2. The rent of the building is fixed at Rs 1,000/- (Rupees One Thousand Only) per month. And the same is increasable after the period of two years @ 10% from the base rent. 3. The Building is letout for the purpose of running an PERIYAKANDI AMMAN PAPER CUP manufacturing by the Lessee. 4. The Lessee should not sub-let the property to others. 5. The Electricity Charges has to be borne by the Lessee. 6. Water Tax, Municipal Taxes and others should be borne by the Landlord. 7. Maintenance work, Interior decorations and other miscellaneous can be made by the Lessee with the prior permission from the Landlord.

8. There is no rental advance for the property letout. 9. If the Lessee vacates the property, he has to give 2 months notice prior to vacating the letout property. 10.The rent has to be paid within 5th of consequent month.

By accepting the above said terms and conditions, the Landlord and the Lessee signed mutually before the following witnesses at the date mentioned first.
