Simple and Straightforward RESIDENTIAL RENTAL AGREEMENT for our Home Property: 307 Longden Lane, Solana Beach CA 92075 Tenant: ________________________________________ Owner/Landlord __Arun Bedi Premises: The Tenant has exclusive use of the Master Bedroom, bathroom and one large closet and personal property thereto. The second smaller closet will be used by the Landlord. The Tenant has shared use of the Kitchen, Living Room, Dining Area and Garage. The Guest bedroom is for the exclusive use by the Owner. The following personal property is included: Please see Appendix A. Tenant agrees to keep the personal property in good condition. With regard to bedroom furniture, no replacement or removal of items are allowed without prior written approval of the Owner. The safe in the bedroom closet is for the Owners use. Term and Rent: Month-To-Month: The Term will commence on _______________ and continue as a month-to-month tenancy at a monthly rental of $1,450.00, payable in advance on the 1st of every month and otherwise subject to the terms of this Agreement, as applicable, until either party terminates the same by giving the other party one (1) month’s written notice . Payment. Tenant shall pay the said amount of rent together with applicable utilities to the Owner by means of direct deposit to the Owner's Bank Account with Bank of America. The Owner's Checking Account number is: 24681-06879 Late Charge: In the event that Rent is not paid within 10 days after the due date, Tenant agrees to pay a late charge of $50.00. The late charge period is not a grace period, and does not prevent the Owner from exercising any other rights and remedies under this Agreement. Security Deposit: A Security Deposit is required. The amount is equivalent to onemonth’s rent, half payable together with the first month’s rent and the second half to be paid no later than with the second month’s rent. The Security Deposit may be used as reasonably necessary by the Owner to: (1) cure Tenant's late charges or other sums due; (2) repair damage, excluding ordinary wear and tear, caused by Tenant or by a guest or licensee of Tenant; (3) clean Premises, if necessary, upon termination of tenancy; and (4) replace Landlord’s personal property or appurtenances.

Utilities: Tenant shall pay for all SDGE costs by way of reimbursement to the Owner on a monthly basis together with Rent. The SDGE bill is sent to the Tenant for reference only. If the Landlord occupies the Guest bedroom for more than 10 calendar days in one month period, the Landlord will share in the pro-rata cost of the utility bill for that month. Pets: Not allowed. No exceptions Maintenance and Repair: Landlord is responsible for keeping the Premises tenantable. Tenant will notify Landlord, in writing, of any maintenance issues as soon as the Tenant becomes aware of these issues. Parking: One covered parking space provided in the garage. The other side of the garage is for the exclusive use of the Owner and is not meant for any shared storage by the Tenant. Tenant will receive one (1) garage door remote operator to be used for the duration of this Agreement. The remote operator shall be returned in the original form as it was received upon termination of this Agreement. Assignment and Subletting: Tenant shall not sublet all or any part of Premises, or assign or transfer this Agreement or any interest in it, without prior written consent of Owner. Tenant shall not have a “designated occupant” resident at the Condo. Insurance: Tenant’s personal property and vehicle are not insured by Owner or by Owner’s Association, against loss or damage due to vandalism, fire, theft, rain, water, criminal or negligent acts of others, or any other cause. Tenant is to carry Tenant’s own insurance to protect Tenant from any such loss. The Premises is a unit in a condominium complex, called Saratoga West. Tenant agrees to comply with all covenants, conditions and restrictions, by-laws, rules and regulations and decisions of Saratoga West. Tenant shall reimburse Owner for any fines or charges imposed by Saratoga West or other related authorities (such as the Management company), due to any violation by the Tenant, or the guests or licensees of the Tenant. Tenant acknowledges having received and read the Rules and Regulations Booklet (R&R Booklet) given by Landlord upon execution of this Agreement. Tenant agrees to abide by the Rules and Regulations described in said R&R Booklet.
