Professional Housing Provider A Designation Program Professional Housing Provider or PHP Benefits:

PHP Mission: ENABLE . . . Members to expand their education and knowledge via courses as valuable tools to attain successful goals and present a professional image to the public and government.

PROFESSIONALISM – This level of high esteem for Graduates is perceived by peers, the local media and local government officials.

What is PHP? MAREI’s PHP designation is an education based certification program designed to recognize the high level of knowledge and professionalism among the designation holder. It is sponsored and overseen by the National Real Estate Investor's Association. (National REIA) Why obtain PHP designation? Only persons completing the educational requirements will be permitted to hold themselves out to the public as a National Professional Housing Provider. The designee will be recognized in the form of an award certificate and the right to use the designation, and should recognize that having a basic education in the topics outlined will increase his or her ability to reach their goals in real estate investing. Further, as MAREI & National REIA works to make the PHP designation more recognizable, it is hoped that the PHP holders will have an advantage in dealing with legal and governmental bodies when a "my word against his" situation occurs. It will also aid in encouraging legislators to think of educated investors as a larger group for political action. Other tangible benefits, including discounts on courses and educational materials, may be added as the program develops.

ACCREDIDATION – Graduates qualify to use the National REIA PHP title and/or initials on their business cards, for rent signs, name badges, etc. AWARDS - Personal award lapel pin/ certificate awarded to each graduate. NATIONAL GRADUATION - National REIA honors graduates with a graduation and sessions at the Mid Year Investor Real Estate Conference. LOCAL GRADUAITION – MAREI honors graduations yearly in December meeting. NATIONAL PHP – Graduates from states with identical programs automatically qualify for the National Professional Housing Provider Award. Courses & Topics The course of study will be divided into 43 clock hours of core topics and 17 hours of elective topics for a total of 60 hours of formal education. Course topics on page 10. Credit hours will be obtained through local association meetings and seminars and through approved courses taught outside of the association. More Information, continued on Page 8.

CHANGES COMING . . . . The last half of 2008 and all of 2009 has been a very tough year for real estate and investors. From the stock market crash in October of 2008, to the record number of foreclosures, to banks not lending to anyone - especially investors, and many people having trouble staying employed, our Membership has had a rough time. We have seen many of our members drop out of real estate investing or related business in record numbers and that means our membership has declined. With a decline in membership, we have seen a decline in revenue. We have taken steps to cut back on expenses and keep MAREI running at the same high level of service with out changing our membership fee structure. Going into 2010 we are going to be taking even more steps. First, the biggest change that our members will notice is that we are moving our meeting locations. We are moving our meeting location from the Overland Park Marriott to the Sylvester Powell JR Community Center just off of Johnson Drive and Nall in Mission. This move will allow us to let vendors sponsor a meeting with food or drink of their choice. It should also allow us the funds to add a meeting once a quarter to in the northland and in eastern Jackson County. And save us a considerable amount in rental fees. Second, we are going to transition from Constant Contact that we have been using for email notifications to sending emails out through the website and Facebook. So if you don’t like clutter in your email, you can join our group on Facebook and unsubscribe from the emails. Just be sure to check your messages on Facebook. All events and

Third, we are implementing a new designation program. Several years ago National REIA of which MAREI is a part, adapted the Professional Housing Provider (PHP) designation program started by Ohio REIA. As you read through this newsletter you will find the details on this program. You see real estate investors and agents rank right up there with use car sales people in the publics perception of good people. By first being part of MAREI a trade association, you present yourself to the public as a professional person. When you take the second step to acquire training in your profession and earn a designation, you take a step up and become more professional. By presenting a united professional group of associated real estate investors in the Kansas City Market through MAREI and across the country through National REIA, we hope to raise the public’s perception of the Real Estate Investor. We also hope to use our professionalism to influence new and existing laws as law makers work to legislate our business. As Realtors have their local Boards of Realtors and National REIA, Investors have their local REIA’s like MAREI and National REIA in their corner helping bringing them benefits, training, and working on their behalf with legislators at the local and national level. We hope that these changes will allow MAREI to continue to serve you for many years to come.

MAREI & Harvester’s Virtual Food Drive Give Food: Food drives are an important source of nutritious food for those in need.

While some families are planning their holiday feasts, one in seven households in both Missouri and Kansas may not know where their next meal is coming from. The U.S. Department of Agriculture reports that 49 million Americans lived in food insecure households in 2008, an increase of 36 percent from the previous year. These national numbers correspond to what Harvesters is experiencing in our communities. During the 12 months ending last June, the number of requests for food assistance increased 38 percent from the previous year. The U.S.D.A. also reports that 17 million children, or one in four, were living in homes without dependable access to sufficient amounts of nutritious food. Harvesters feeds more than 60,000 people each week, and 43 percent of them are children. Based on the U.S.D.A. data, Missouri ranks 8th in the nation in the number of food insecure households, and Kansas ranks 6th. This year more than ever, Harvesters needs the community's support to give food and hope to the growing number of families in our community who are at risk of not having food on their tables this holiday season. How you can help: Give Money: With each $1 donated, Harvesters can provide five meals. Donate at your local grocery store through CheckOut Hunger. Look for $1, $5 and $10 Check-Out Hunger coupons at the cash registers of 130 local grocery stores. Make an online donation. We need your support to feed more than 60,000 people each week. Please make a gift online. Donations in honor of family and friends can be made as holiday gifts. Purchase holiday cards. Harvesters holiday cards are available individually or in packages of 25. Harvesters will personalize, address and mail honor cards. Orders for hand-addressed cards must be received by December 4. Stuff those stockings with Forks & Corks tickets and save. Tickets for Harvesters' 2010 Forks & Corks food and wine tasting event on April 29, 2010, are available at the discounted price of $75 through December 31. PHP More Information Goals MAREI is dedicated to making this program a success. It is understood that the program will evolve as time goes on, and that time will pass before the public at large to recognize the value of this education. National REIA & MAREI believe the concept of creating educated investors is important in the fight to make our industry a respected one. We also believe that the ability to present ourselves as dedicated, educated professionals will aid in the political action to which we are committed. While this education is already the mission of our association, we hope that a statewide/nationwide designation will further this goal by making legislators, regulators, and the public at large recognize that we are not simply “landlords” and “investors” but informed business persons who make an ongoing contribution to our communities. Keeping Track of Hours/Credits - Paperwork It is the responsibility of the individual candidate to keep track of his/her own attendance certificates. At PHP events provided by MAREI, candidate will pre-register online, check in at the beginning of the meeting, and collect certificate at the end of the event. At events outside of MAREI, candidate will collect attendance certificate or letter of attendance from the speaker, then provide a copy to MAREI for their records. MAREI will maintain a registration for PHP certified meetings on the calendar and hand out attendance forms at the end of each event. MAREI will also keep a back up record of hours and credits from MAREI events and outside events. How Will I Obtain Credit Hours? The hours may be obtained through local association meetings and seminars, or through accredited courses taught outside of the local association. All outside courses and seminars must meet the following requirements: they must be taught live; they must be pre-approved by the PHP committee, and they must provide a certificate of attendance acceptable to MAREI. Attendance In order to receive credit for any meeting, the candidate must be in attendance for 100% of the meeting. NO credit will be given for partial attendance. Candidates must sign in (or verify attendance), and pick up the PHP attendance form at the end of the meeting. Remember that Attendance means in the room at the presentation, not in the hall networking. It is suggested to keep the Master Record Sheet on Page 9 & 10 in a file and add attendance certificates to the file.

These hours are elective and may be used by the designee to continue his or her education as they see fit. Many state, local, & national REIA classes, conventions, conferences, workshops, and events are already certified.

Re-certification and Reinstatement PHP Graduates who drop their membership and/or certification can re-certify with 20 additional credit hours within 2 yrs. Renew membership and take 20 hours of PHP continuing education Assigning Credit Generally, monthly meetings will be accredited for 1 hour of education in a single category for elective or continuing education. Some meetings may not be credited at all – for instance, when we have a networking or vendor night. When the meeting meets requirements for a required class, this will be noted on the publication of the meeting. Other training events on evenings and week ends will also include course credit value and if it meets required or elective states. And when there are training events offered by outside groups or vendors that meet requirements, these will be on the calendar of events. Outside Courses Candidates can receive credit for educational opportunities held outside of MAREI, if the course or seminar outline has been pre -approved by the MAREI’s PHP Committee. Attending meetings of other local associations participating in the NaPHP program will be accredited automatically; however, the candidate will need to obtain the entire attendance form and return a copy to MAREI’sPHP liaison. Attendance to the yearly National REIA conference will automatically count for 2 hours elective credit, and certain sessions within the conference will be credited for additional hours. No college courses and professional education (for realtors, appraisers, home inspectors, contractors, etc.) will automatically carry PHP credit; however, they may qualify but must be preapproved by the MAREI PHP Committee. There is a new issue for the November 2, 2010 Ballot in Missouri regarding transfer taxes, if you buy and sell in Missouri, you need to be aware of this issue. Fannie Mae is planning on adopting a selling rule similar to HUD. When HUD has a home for sale, only an owner occupant can purchase in the first 10 days. Fannie is taking it a step further to 15 days. Details on the new short sale guidelines from the Treasury department.
