LEASE AGREEMENT This Lease Deed is executed on 23th November, 2009 Between Sh. Ram Niwas Singla S/o Late Sh. Laxman Dass R/o 8, Sharda Niketan, Pitam Pura, Delhi – 110034 hereinafter called “The LESSOR”. AND M/s SINGLA JEWELLERS PVT. LTD. having its registered office at 2885, Hardhiyan Singh Road, Karol Bagh, Delhi - 110005 through its director Mr. Ram Niwas Singla, hereinafter called the “THE LESSEE”.
The expression of the LESSOR and LESSEE I shall mean and include them their legal heirs, legal representative, administrators, successors, executors, nominees and assignees. Whereas the LESSOR is the owner of the property bearing no. 9, Sharda Niketan, Pitam Pura, Delhi - 110034. The LESSOR hereby agrees to lease out the Ground Floor of the above said property on following terms and conditions: NOW THIS LEASE DEED IS WITNESSETH AS UNDER:1. That the LESSOR has given the said premises on rent and the LESSEE has taken the same on rent at a monthly rent of Rs. 35,000/- (Rs. Thirty Five Thousand Only) excluding the electricity, water charges etc.
2. That the LESSOR has handed over the physical possession of the above said demised premises to the LESSEE.
3. That the lease has been granted for a period of Eleven Months.
4. That the LESSEE shall pay the electricity charges and water charges to the authority concerned as per actual consumption and as per bill raise by the competent authority.
5. That the LESSOR and the LESSEE both shall comply with all the rules & regulation of local authorities.
6. That the LESSOR and the LESSEE shall abide by the rules
and regulation of the local bodies/MCD/DDA/DJB/NDPL. etc., pertaining to the said premises. In case of any penalty / fine being imposed by the said authorities due to violation of the building rules by the LESSOR the same shall be borne by the LESSOR.
7. That in case, if the period of lease is extended for a further period as mutually agreed between the parties on the terms and conditions as given above then the fresh Lease Deed shall be executed.
8. That any tax pertaining to the said premises shall be paid by the Lessee.
9. That both the parties have signed this Lease Deed after understanding the contents which have been explained to them, the same have been admitted by them as true and correct and they assign to each other that they shall abide by all the terms and conditions as laid down in this Deed.
