The Kalri Lake Project Land UNDEVELOPED LAND, which includes the possibility of turning this land into a Resort, Theme Park, Farmhouse Project etc., and the probability of providing first class water sports activities at nearby Kalri Lake, also known as Keenjhar lake, just 2 minutes drive away. Presently there are no recreational facilities and the plots for sale are undeveloped agriculture land. However, the plots are situated on the National Highway, 110 km from Karachi and 90 km from Hyderabad. The plots back on to the most beautiful canal in Sindh, the Kalri Baghar Feeder (K.B. Feeder Canal) with its blue, sometimes turquoise coloured flowing waters. The source of this blue water is the breathtakingly beautiful PQ Falls where water from Kalri / Keenjhar Lake is released through numerous gates. One can spend hours watching various fish jump and swim against the current. PQ Falls & Kalri Lake are hardly a km away from the land. Both the PQ Falls and the K.B. feeder can be seen from the Farmhouse Project Land. FARMHOUSES & RESORTS The people of Karachi and Hyderabad had a very few places to go when it came to entertainment or spending a day out with the family. A few years back, the only entertainment used to be dining out or visiting friends and or relatives over the weekend. The only places of entertainment were a few mediocre public parks, our polluted beaches and the rather monotonous dining out. There are several reasons behind the recent mushrooming of Resorts, Farmhouses, Golf and Country Clubs and various entertainment centers. The trend at first was to build these entertainment projects on the Super Highway. The trend has now shifted entirely to the National Highway from Karachi to Thatta to Hyderabad. This recent trend and demand for land on the National Highway has pushed the prices up ten folds. Right from Ghaggar Phatak where the prices are the highest averaging at around rupees 10 million per acre to Gharo at around 3.5 million per acre. Towards Thatta, the rates are below par at around 0.3 to 1.0 million per acre depending on the location, water supply, infrastructure and project viability of the land. However, the rates of land in Thatta are catching up due to high demand and will probably double in the next 6 to 8 months. Recent main road land prices between Dhabeji & Gharo are over Rs. 1.5 million per acre. It used to be quite easy a decade ago to just go abroad for a family holiday. Cheap airfares, easily obtainable visas or none required and no hassle at immigration. Well, those good days are gone forever. Airfares have become unaffordable, even for the well heeled. It has become increasingly difficult to obtain visas. And let us not forget the hassle and embarrassment when you have to go through foreign immigration with a green passport. And what about the bother of packing, unpacking and repacking. What about the numerous requests by relatives, friends and neighbours to buy this or that for them. Most of us now use air travel for business and rarely for holidaying.

The only reasonable alternative to many local entrepreneurs was to try and provide local entertainment. A few businessmen and investors saw ahead and the need to provide local entertainment. They foresaw and now several have followed the trend and there are probably over a hundred or so areas marked for building of Resorts, Farmhouses, Theme Parks and some already functioning. A Dozen Reasons why? Well, if there are so many resorts and farmhouses already running and doing excellent business and there are some projects in the pipeline, what is so special or different about 'The Kalri Lake project'. We could have called it the Kalri Lake Resort / Water Park / Theme Park. Any of these names would have limited the actual potential of this land which has not one but innumerable project options only limited by one's imagination. Water parks are seasonal unless you have alternate indoor facilities, which can add to capital investment. We have given details of all the options possible and naturally the final decision lies with the investors who have to pick and choose a few of the most lucrative. These projects will boost the income of the organization and also provide a fresh source of fish, prawns, fowl, fruits and vegetables for the visitors. The Unique Features of this land and close proximity to Kalri Lake with the following extra facilities and benefits which as yet are not available on any resort: 01 Main National Highway, near Thatta, 110 km from Karachi, 90 km from Hyderabad. 02 Full Infrastructure: Double Road, Electricity, Water, Optic Fiber Telephone Line, Gas, close to Thatta City. 03 Bonus: Sanctioned Natural Gas to Chilya, present a few km away, work in progress. 04 The Vicinity: Kalri lake 54 sq km. Topography of the land allows gravity flow drainage. 11 Aquaculture: Semi-intensive to intensive fish, freshwater prawns and lobster farming, fast growing valuable catfish fish seed sales and fresh live fish sales. 12 Any Agro based industry such as aquatic feed mill for export, oil extracting plant or any industry with very high water requirements. The filtration cost would be lower due to the clarity of the water.
