GENERAL GUIDANCE NOTES LG Inventories has prepared this inventory and the following is intended as an informative guide to help both the Landlord and Tenant.

The inventory has been prepared for identification purposes only and in no way constitutes a valuation or statement of authenticity. Unless otherwise stated, it is accepted that a listed item is in good condition and free from any obvious defect or damage. Any comments or discrepancies noted by either party should be reported as soon as possible. The tenant should check all electrical appliances in the property within seven days of signing the inventory, reporting to the Management Agent should anything be amiss. At the termination of the tenancy, the inventory will be checked and any obvious or significant discrepancies or variations will be reported to our instructing principal. The report will indicate, in our opinion only, whether there is any liability to the tenant or whether such deterioration might be considered reasonable “fair wear and tear”. Normal “fair wear and tear” is assessed generally on the length of the tenancy and type of occupancy, ie. couple, family, etc. It is understood that certain items, such as kitchen utensils and bedding, will receive heavier usage than others will. We acknowledge that the contractual items listed in the Tenancy Agreement overrule the opinion of the assessor. It is not normal practice to include in detail any of the following items on the inventory: A) B) C) D)

Homesafe Inventories will not undertake to move any heavy items of furniture or large plant pots. We also reserve the right not to handle or move valuable ornamental items. It is important for the tenant(s) to replace all items to their original location on termination of tenancy. Failure to do so could result in delay and confusion and also result in a search fee being incurred on checkout. It is the responsibility of the tenant(s) to maintain the property and restore it to its original condition when vacating the premises; otherwise charges will be incurred. This could include both repair works to the fabric of the building and professional cleaning.
