construction is a voluntary green building program of the Southface Energy Institute. This program serves as a blueprint for healthy, comfortable homes that reduce utility bills and protect the environment. A typical EarthCraft House™ provides a healthier, more comfortable environment for the homeowner at a lower cost of ownership than conventional homes. EarthCraft™ certified homes must pass two independent inspections: one prior to drywall installation and the other during performance testing at completion. The inspections focus on site planning, waste management, indoor air quality, water conservation, energy efficient techniques and equipment, and resource efficient design and materials.

As an EarthCraft™ and Energy Star® certified neighborhood, The Elements will provide healthier, more comfortable homes that reduce utility bills and protect the environment. In order to receive these certifications, The Elements must pass two rigorous independent inspections and exhibit excellence in four elements — sustainability, efficiency, durability, health.

Compared with standard homes, Energy Star® qualified homes use substantially less energy for heating, cooling and water heating - delivering savings month after month. Additional savings on maintenance can also be substantial.

To contribute to the health of the environment - both locally and globally - The Elements utilizes materials and development practices that maximize sustainability.

The Elements uses porous concrete in all parking spaces in the community. Unlike traditional concrete, porous concrete offers a number of environmental advantages: • Reduces flooding and replenishes the local water table. Tiny holes allow rain water to behave as it would naturally — filtering through to directly recharge groundwater, maintain aquifer levels and channel water to tree roots and landscaping. • Reduces pollution. Prevents runoff into storm sewers and local watersheds, which can carry pollution and contaminate rivers and streams and harm sensitive ecosystems. • Reduces the urban heat island effect. The light colored and open celled nature of the material doesn’t absorb heat and radiate it back like traditional concrete and asphalt.

Approximately 2,000 square feet is reserved for homeowner gardens. Each homeowner will have a 10’X10’ raised bed to grow herbs, vegetables or other plants. Irrigation for community gardens is provided through a gravity-fed cistern, located just above the gardens. The cistern collects rainwater runoff from the condominium roof and holds 1,100 gallons of water in a covered tank. Homeowners can use this water to irrigate their individual gardens.

Great care has been taken to ensure the health and sustainability of The Elements landscape: • Saving or incorporating trees. A large number of trees were reserved in the planning of the community, and many of those removed were milled for use in construction of the homes. • Saving plants. Many plants that were disturbed during construction were collected as part of a plant save and transplanted for final neighborhood landscaping. • Use of native plants. Native plants are used throughout the landscape because they are vigorous and hardy, require little or no irrigation or fertilization and are resistant to most diseases and pests. They also help maintain a natural balance, providing food and shelter for desirable wildlife.

The neighborhood butterfly garden also uses native plants — including zinnias, sage, milkweeds and sunflowers — to attract healthy butterfly populations. In addition to their beauty, butterflies attract and sustain healthy populations of insects and organisms, as well as provide food for birds, lizards and mammals that help control garden pests.

efficiency Good for the environment and for the wallet, energy efficiency is one of the most noticed and appreciated features of green homes. From the foundation to the refrigerator, The Elements homes are engineered for energy conservation, having an efficient home envelope, efficient air distribution, efficient equipment, efficient lighting and efficient appliances.

Reflective Shingles

Reflective shingles reduce energy loss through the roof, which lowers attic temperatures by reflecting the sun’s rays.

A home’s “envelope” includes everything that serves to shield the living space from the outdoors, including wall and roof assemblies, insulation, windows and doors. The Elements ensures an efficient home envelope by using innovative construction materials and techniques.

Radiant Barrier

A radiant barrier reduces heat gain in the summer and heat loss in the winter. When used beneath reflective shingles, these features can save 10-20% on energy bills.

Header Insulation/Elimination

Insulation is added above window and door headers, which are typically points of increased heat loss. On non-load bearing walls, headers are eliminated.

Thicker Exterior Walls

2x6 exterior walls provide 31.5% more air flow resistance than standard 2x4 walls.

Two-Stud Corners Windows & Doors

Windows and doors are Energy Star qualified with a U-factor, or rate of heat loss, of less than 0.35.

Walls are framed to reduce lumber use and increase insulation. Two-stud corners save 33% more lumber and allow for more insulation.

Insulated Concrete Forms

By pouring concrete into thick, insulated forms, foundation walls become a better thermal barrier, are more resistant to moisture and are less attractive to pests.

Panelized Construction

Walls and trusses are constructed off-site, in a controlled environment. Use of these panels results in less material waste and scrap lumber, consistent fit and finish, and less exposure to weather before the home is closed in.

efficient air distribution

An efficient home is inherently air-tight, utilizing a ventilation system to maintain indoor air quality. To achieve this, ducts are sealed to reduce drafts, moisture, pollen, pests and noise. The Elements’ extensive sealing results in less than 4% air loss.

efficient equipment

Home comfort and efficiency also depends on the installation of proper heating and cooling equipment. HVAC systems for the condominiums and townes are energy efficient with a SEER rating of 13. Systems are properly sized and installed resulting in even temperatures throughout each home.

The Elements homes use compact fluorescent lighting (CFLs) throughout. CFLs use 75% less energy than standard incandescent bulbs and last 10 times longer.

The exterior of the condominiums and the townes are Hardie Board and titanium-based vinyl shake siding. Hardie board is an alternative to wood that is environmentally friendly, resistant to pests, and requires little maintenance. The shake siding is guaranteed for 30 years against repainting.

Beyond the construction and systems of your home, the interior finishes, including floors, cabinets and countertops, have been selected for durability and sustainability.

bamboo flo oring Flooring options include cork, bamboo and recycled carpet, all of which are durable and sustainable. • Cork is an natural material that comes from the cork oak tree. The bark is sustainably harvested every nine years, and the flooring is produced with almost no waste during the manufacturing process. Cork is a resilient flooring material that provides good sound and heat insulation and is naturally anti-static and anti-allergenic. • Bamboo floors have the beauty of traditional hardwoods, but bamboo is actually a grass that is not harmed by harvesting. • Recycled Carpet is made of 100% recycled nylon. In addition, it is completely recyclable at the end of its life.

The Mayo Health Clinic has over 100,000 square feet of cork on its floors – some of it for over 100 years that has never had to be replaced.

With 1,400 feet of walking trails on the property and plenty of community gardens, there’s every reason to get outside, stretch your legs and enjoy nature. The community grilling and picnic area features a wood pellet grill. Fueled by chemical-free wood pellets, the grills produce less smoke, are more efficient, and offer substantial reduction in benzopyrene, a carcinogenic chemical deposited by gas and charcoal grills.

The connection of The Elements to the proposed Richland Greenway bike trail will allow you to easily navigate the greater Greenville area by bicycle. Part of the Greenville Trails and Greenways Master Plan, the extensive network of paths is designed to offer residents a viable choice to walk or bike for local trips and improve health and fitness.
