Facilities Management Report to the Board of Trustees November 18, 2009 Martin Luther King Jr. Memorial Library • New energy lighting installation is completed in the children’s area of the 2nd floor as well as portions of the 3rd floor. • Upgrading of fire alarm devices is completed in the renovated areas of the fourth floor to include Facilities, Capitol Construction, Training and Conference Rooms. • The problems with number 2 chiller will be handled by overhaul of the chiller during the winter months. • Two small fractures have been discovered in 2 windows of Popular Library on the first floor also two broken windows were boarded. They are in Children’s and Adaptive Services. • All routine preventive maintenance was completed during the months of September and October. • New ceiling and lighting has been installed in the men’s custodial staff area on A level. • As of October 1, 2009, all fire alarm systems at MLKML are monitored by remote application. • The Carpenter Shop constructed four (4) new mobile art display cases for the Great Hall. • Touch-up painting was completed in several areas on the 4th floor. • Sump pump repairs were completed to eliminate leaking on M level. • Preventive maintenance has been performed on all penthouse exhaust fans. • New ceiling and lighting has been installed in the public telephone lobby on the 1st floor. • Battery powered hand sanitizers were installed on the 1st through 3rd floors in elevator lobbies. Neighborhood Libraries • A new control system was installed at Lamond-Riggs along with new suspended ceiling, duct insulation and roof repairs to eliminate the ceiling leaks that were on-going for some time. • Restroom doors (2) were replaced at Southwest to help meet ADA requirements. • New air handler was installed for the 2nd floor meeting room at Cleveland Park. • Landscape services were completed throughout all branches during the growing season with fewer problems this year. • Petworth garage area has been cleared of all equipment and materials to make way for the up-coming renovation. • Parkland-Turner Kiosk was cleared and turned over to Department of Real Estate Services. Chevy Chase branch was painted and new/used furniture replaced old broken furniture. New exhaust flues were installed on hot water tanks throughout the branches as part of safety requirements.

Miscellaneous Items •



Facilities is working with the A/E contractor on the Energy Stimulus Design Package. Nine branches that will receive funding for improvements in lighting, windows, doors and HAVC systems have been visited. We met on Monday, November 9, 2009 to review the progress of the package. Facilities experienced several problems during the beginning of the heat season because of the slow response of boiler inspections. To eliminate the same thing happening next season we will break down all boilers at the end of winter operations and require an inspection during the summer months.
