DEED OF DONATION WITH WAIVER OF RIGHTS KNOW ALL MEN BY THESE PRESENTS: This DEED OF DONATION, made and executed by: ELA MAY C. DAVID, of legal age, Filipino, widow and residents of 324 Mando St. San. Francisco, Mabalacat, Pampanga, hereinafter called the DONORS; -

in favor of their children, namely: -

ARVIN C. DAVID, of legal age, Filipino, _________ and a resident of 324 Mando St. San. Francisco, Mabalacat, Pampanga; ANSLEY C. DAVID, of legal age, Filipino, __________ and a resident of 324 Mando St. San. Francisco, Mabalacat, Pampanga, hereinafter called the DONEES.; WITNESSETH: That the DONORS are the owners in fee simple of that certain real property thereon situated in the Barrio of San Francisco, Municipality of Mabalacat, Province of Pampanga and more particularly described in Original/Transfer Certificate of Title No. 045-2013004740 of the land Registry of Pampanga, as follows, to wit: Transfer Certificate of Title No. 93681-R “A parcel of land (LOT-31-A OF THE SUBDIVISION PLAN , PSD-03-198296 BEING A PORTION OF LOT 31, BLK .12, PSD25565 L.R.C. REC. NO.)Square meters, more or less.”

That for and in consideration of the love and affection which the DONORS have for the DONEES, the said DONORS by these presents transfer and convey, by way of DONATION, unto the said DONEES, their heirs and assigns, the above-described real property with all the buildings and improvements thereon, free from all liens and encumbrances;

That the DONORS do hereby state, for the purpose of giving full effect to this donation, that they reserved for themselves in full ownership sufficient property to support them in a manner appropriate to their needs;

That the DONEES do hereby accept this donation of the above-described property and do hereby express their gratitude for the kindness and liberality of the DONORS. WAIVER OF RIGHTS That the shares, interests and participations of the aforementioned heirs Armi R. San Agustin and Arlyn F. Regala on the properties mentioned are hereby expressly waived and renounced in favor of their co-heir Mr. Joel F. Regala.
