GENERAL INFORMATION The Days Inn is a 58 room hotel located directly off the I-80, Highway 6 interchange in Newton, IA. Sitting on over 5 acres of land, the hotel purchase is comprised of three lots, two of which are eligible for commercial sale. The hotel, specifically, sits on 1.79 acres with the 12,679 square foot Days Inn and a 60 car lot comprising a majority of the property. Additionally, the parking lot is able to accommodate large trucks and RVs, which generates revenue through the large amount of travelers passing through each day. Built in 1969, the hotel features 30 singlequeen rooms, 20 double-queen rooms, 6 single-queen rooms with a couch, and 2 suites with a Jacuzzi. Each room is equipped with 27” TVs, microwave, coffee machine, and access to premium cable channels and wireless internet. With the recent brand renovation, each room also includes the Sol Terre Shower and Sleep experience, which was introduced in 2008 and heavily advertised throughout the country. Guests will also enjoy the “Here Comes the Day” breakfast bar, decorated in a simple country motif. “Here Comes the Day” has also been featured in many commercial advertisements highlighting Days Inn’s commitment to their guests.

I-80, the second largest highway in the United States, runs a total of 2,900 miles from San Francisco clears across to New York City. According to the Iowa Department of Transportation, average daily traffic on I-80 next to the Days Inn is estimated at 31,400 vehicles a day. I-80 connects Iowa's two largest cities, Des Moines and Iowa City, with traffic flowing straight through Newton. Iowa Speedway is located directly off of I-80, which provides guests an easy commute to and from the popular Nascar tourist destination!

BROKER INFORMATION Mr. Doran brings extensive experience in the hospitality industry as owner/operator/developer and Broker to his role as Hotel Specialist with West Town Realty, Inc. He has been in key leadership roles with Pacific Hotel Group and Allure Hospitality, displaying pivotal influence on new hotel acquisitions by drawing on fifteen years experience in real estate development and management. His hotel management experience as an owner/operator gives Mr. Doran a unique ability to assist buyers in identifying opportunities in hotel acquisition, and offering key insights on the day to day operational challenges faced by new operators. D.J. is a very skillful negotiator, and has the ability and the drive to be a real “deal hero” simultaneously in the eyes of the Seller and the Buyer. He has great strength in bringing successful closure to even the most complex transactions. Mr. Doran earned a B.S. in Computer Science from Southern Methodist University, a B.A. in Business Management from SUNY at Purchase, and had a twenty three year military career as a United States Air Force Reserve pilot.
