CHECKLIST NON-RESIDENTIAL ARCHITECTURAL CONSTRUCTION
ATTENTION: The following checklist is provided as a guide to the architect and contractor/developer to aid in the preparation of plans and documents for the construction or alteration of non-residential structures and to expedite the plan review process. Submit four (4) sets of stamped plans BUILDING PLANS: _____ 1. Indicate the Use Group and Construction Type _____ 2. Indicate the occupant load for all areas _____ 3. Submit complete door schedule with catalog cuts for all doors, hardware sets and locksets _____ 4. Submit all appropriate wall, floor and foundations sections and details _____ 5. List all rated assemblies, diagram assemblies, and design numbers _____ 6. Submit window and glazing schedule, interior finish schedule and flame spread rating _____ 7. List all building design loads _____ 8. Submit shop drawings for steel supported systems (submitted prior to start or work) _____ 9. Submit shop drawings for all fire protection systems (submitted prior to start of work) ____ 10. Submitted steel structural calculations ____ 11. Submitted details for all special occupancy requirements (atriums, floor openings, high rise, covered malls, hazardous materials, etc.) ____ 12. Submit details for all special structures (skylights, roof panels, awnings, etc.) ____ 13. Indicate the sequence of operation for all special systems (smoke control, elevator recall, etc.) ____ 14. Submit elevator shop drawing for review and comment (submitted prior to start of work)
SOIL REPORT: _____ 1. Soil test, showing requirements for accurate footing support loads _____ 2. Submit footings and foundation requirements and recommendations

ELECTRICAL: _____ 1. Show locations of all electrical devices (lighting, receptacles, outlets, equipment, transformers, panels and sub panels) _____ 2. Number of circuits, size of circuit breakers, location and size of main disconnect _____ 3. Location of convenience outlets at all appliance and rooftop outlets _____ 4. Load calculation chart for all panel boards _____ 5. Emergency lighting to all rooms, spaces, corridors and access routes _____ 6. Indicate method of connecting exit and emergency lighting to building electrical system _____ 7. Show location of egress lighting, exit signs, wiring panel size, service and transformer, show protection of devices _____ 8. Location of all G.F.I. outlets _____ 9. Submit catalog cuts of outside all wall packs, parking lot light, ballard lighting, etc…
*SPRINKLER PLANS: (4 sets of shop drawings) _____ 1. Water flow test: pressure and location _____ 2. Type of pipes, joints, and fittings, dimensions and lengths _____ 3. Show sprinkler protection for all areas and square footage for each sprinkler _____ 4. Number, type and temperature rating for all heads _____ 5. Catalog cuts for all equipment _____ 6. Zone chart and signals being sent _____ 7. Written sequence of operation and special applications _____ 8. Submit voltage drop for the initiating and alarm device circuits

ILLINOIS ACCESSIBILITY CODE: EXTERIOR REQUIREMENTS: _____ 1. Indicate accessible route _____ 2. Indicate each accessible parking space _____ 3. Indicate the sidewalk size from the parking lot to the building _____ 4. Indicate the size and slope of the curb ramps from the parking lots to sidewalks _____ 5. Indicate the accessible building entrance _____ 6. Accessible parking spaces shall be designated as reserved for environmentally limited persons by providing a R7-8 (U.S. Department of transportation standard) sign, which contains the international symbol of accessibility. Such signs shall exhibit the words, “$100 Fine.” Indicate location of signs on site plan.
INTERIOR REQUIREMENTS _____ 1. Indicate egress doors into occupied spaces to have lever handles or other approved designs _____ 2. Indicate adequate maneuvering clearances at doors to gain access into rooms _____ 3. Indicate locations of hall call buttons, lanterns, floor destinations, and tactile characters for elevator lobbies _____4. Provide catalog cuts for thresholds at doorways _____ 5. Provide catalog cuts for door hardware (handles, pulls latches, locks and other operating devices of accessible doors _____6. Indicate the location of drinking fountain and water coolers _____ 7. Provide cross section indicating the height of the drinking fountain spout above finished floor and clear floor and knee space _____ 8. Provide detail of accessible toilet rooms indicating location of water closet, lavatory, bar sizes and length of bars _____ 9. Provide cross section of water closet indicting the height of water closet seat, grab bars, and flush controls and toilet paper dispensers from finished floor
____10. Provide cross section of lavatories and mirrors indicting height and clearances ____ 11. Indicate any additional requirements for specific facility type (refer to The Illinois Accessibility Code. ____ 12. Certification that plans comply with all State, Federal and Local Accessibility Rules
*SIGNS: _____ 1. A site plan to scale showing the location of the building, structure or lot on which the proposed sign is to be attached or erected, and showing the position of the sign in relation to buildings and streets _____ 2. A shop drawing to scale showing the design of the sign, the materials to be used, color, the method of construction, and the means of attachment to the building or ground _____3. All signs shall comply with The Grayslake Sign Ordinance #92-0-17, as amended. Signs shall also comply with all adopted sub-area plans. Copies of The Grayslake Sign Ordinance are available at the Building Department *May be submitted under separate permit
RECYCLING _____1. In the construction documents submitted for plan review and permit, a recycling plan of sufficient detail is required, indicating the location of all interior and exterior recyclable storage areas and a list of recyclable materials being generated on site. NON-RESIDENTIAL CONSTRUCTION STANDARDS: 1. Building facades must be brick, concrete, EFIS or their equivalent. 2. Wood buildings will be allowed per Code. 3. All metal buildings are prohibited. 4. Landscaping shall be in conformance with The Grayslake Zoning Ordinance. Rolling 4-foot berms shall be provided along major streets (as defined in The Grayslake Subdivision Control Ordinance). 5. Outdoor loading/unloading areas shall not be oriented toward abutting residential areas. 6. Dumpster enclosures shall be constructed on the same material as the principal building. 7. Buildings must be of one predominant color with only one second color allowed.
