QUIET ENJOYMENT: The Landlord agrees that the Tenant(s), on paying the rent and performing all the terms, covenants, and conditions of this lease, shall be peaceably and quietly have, hold the premises for the term of this lease. The Landlord(s) may access the property for the purpose of the use of the boat and/or necessary repairs. 1. CHECK-IN TIME IS AFTER 3 P.M. EST AND CHECK OUT IS 10 A.M. EST. NO Early Check-ins or Late Check-outs. 2. This is a NON-SMOKING house.

3. Pets are NOT permitted in the house at any time. 4. DAMAGE/RESERVATION DEPOSIT - A damage/reservation deposit of $500.00 (American funds) is required. This must be received within two (2) days of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within fourteen (14) days of departure, provided the following provisions are met. a. No damage is done to the house or its contents, beyond normal wear and tear or to the association’s common areas i.e., the beach, dock areas or roads. b. In the case of extraordinary cleaning requirements caused by anyone in your party or your guests, there will be additional fees incurred which will be deducted from the security deposit. c. No charges are incurred due to contraband, or collection of rents or services rendered during the stay. d. Tenants are responsible for removal of all debris, rubbish and trash. A landfill permit is provided for the use of the tenants. The tenant is responsible for the fees incurred at the landfill. Soiled dishes are to be placed in the dishwasher and cleaned. e. All charges accrued during the stay are paid prior to departure. 5. PAYMENT – An advance payment equal to 50% of the rental rate is required 60 days before arrival. The advance payment will be applied toward the rental. Please make payments in the form of traveler's checks, bank money orders, or cashiers checks payable to Christopher and Ellen Krapf. The advance payment is not a damage deposit. The BALANCE OF RENT is due thirty (30) days before your arrival date. If booking within thirty (30) days of your stay, your entire payment is due when you send the signed lease including the security deposit. 6. CANCELLATIONS - A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date are subject to a 5% Cancellation fee or $50 whichever is greater. Cancellations or changes that result in a shortened stay or that are made within 60 days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit. You may choose to purchase travel insurance separately. See item number sixteen (16) of this contract. 7. MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in. 8. MAXIMUM OCCUPANCY - The maximum number of guests per house is limited to eight (8) persons. THIS PROPERTY REQUIRES A THREE (3) NIGHT MINIMUM STAY; 4 nights during peak and holiday seasons at the discretion of the landlords. 9. Longer minimum stays may be required during holiday periods. If a rental is taken for less than three days, the guest will be charged the three-night rate. 10. LINENS AND TOWELS are the responsibility of the tenant(s) unless otherwise stated. Blankets and pillows are provided for the use of the tenants and remain on the premises at the end of the lease period. 11. RATE CHANGES – Rates subject to change without notice. 12. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party

will not be permitted to check in. 13. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance. 14. FIREPLACES - The fireplace is a non-vented propane gas log fired firebox. Please do not throw any paper or other combustible materials in the fireplace. The fireplace is turned off from April 15-September 15; it is not operational during this time of the year. 15. STORM POLICY/ROAD CONDITIONS - No refunds will be given for storms. Mountain roads can be curvy and steep. Gravel drives are well maintained, however we do not refund due to road conditions. 16. TRAVEL INSURANCE - We highly recommend your purchase travel insurance. If you wish to purchase travel insurance, go to www.InsureMyTrip.com for details and to purchase. 17. WATER AND SEPTIC - These houses are on wells and septic systems. The mineral content in the water is high. 18. LIABILITY OF THE LANDLORD - The Landlord shall not be liable for any damage to the Tenant(s) or tenant’s guest property unless specifically caused by the Landlord. Tenant(s) agree to hold Landlord (and Landlord(s) agents) harmless from any claim and lawsuits resulting from tenant(s) use or the use by any guest of the tenant(s) of Friend’s Lake for swimming or boating or any other casualty. 19. ALTERATIONS: The Tenant(s) will not paint, paper or make any alterations, additions or improvements in or upon leased premises without permission of the landlord. No tacks, pins, nails of any kind in walls, ceilings or doors. All furnishings are to remain in place. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clogs the septic system, you could be charged damages of up to two hundred dollars ($200). I agree that all rental monies are non-refundable per cancellation policy above. I have read my rights to purchase travel insurance.
