Dear Screening Applicant; This information and the attached property grid is to provide you specific details about the property where you are applying for residency. To the best of our knowledge, these are accurate and these are some of the more critical rules. You should consider this overview before you move in. Please thoroughly read your community’s documents before making application. Please use the grid as a guideline and be sure to understand all of the rules before you make a commitment. The Boards of Directors have up to 30 days to review your application. Typically, the process takes 10-14 days to complete your background investigation and its review by the Board. However, processing time depends in a large part on the accuracy and completeness of your information. More often than not, it is one’s previous landlord or employer who is slow to respond. Therefore you may have to wait; we ask for your patience. Fees are non-refundable. You must mail your completed application and application fee to: Vanguard Management Group c/o Screening Dept 9300 N 16 St Tampa, FL 33612 Where the Screening Fee block below says Application Only; you must complete the attached application in its entirety and submit it prior to move in. However, you will not be screened. The fee may be made payable to your community or Vanguard Management. To compute the fee, follow this illustration. Note that below a typical fee is $100. This is the fee for a married couple. It is also the fee for a single person. An additional $100 and an additional application would be required for each unmarried roommate. An additional $100 and completed application is required for each child over the age of 17. This means that the requirements for a married couple with a child age 18 and 20 and 22 would be four applications and $400.

If you delayed sending in your application, we can expedite this and turn around the investigative part between one and two days. If you would like the investigation done, and the application to the Board of Directors, within 48 hours, there is separate $100 rush fee per application made payable to: A Paradigm Company. You do not need to pay this unless you need the matter handled in a few days. Regardless of the rush fee, the Board of Directors may still need a few days to review your application. (Raintree Villages 1, 7, 8, 13, & 14 DO NOT have rush capabilities) We are not trying to encourage a rush fee, but it is an option for those who did not plan well or have an emergency situation. Independent of this, we strive for final completion within two weeks from our receipt of your fully completed application. Since the investigation is the primary reason for nonqualification, there is little chance of rejection if your background is fine and if you have been a good neighbor at prior residences. Comment with respect to Leasing Restrictions: Almost all associations have some limitations or restrictions with respect to leasing. Examples of very common ones are limitations restricting the number of persons permitted to live in the unit; Another limitation typically requires persons visiting longer than a few weeks may also require screening. Another common restriction prohibits persons to lease their unit for periods less than one year. If you have concerns about lease restrictions or any other issues; please read your community documents before you acquire your new home. Some city and county municipalities require registration in order to allow leasing, in those cases, proof of municipal registration is required. The application requires multiple entries of your name and address and other general information. We apologize for the inconvenience, but this allows us to keep your personal information private. This allows separation of information for the portions needed by various Committees and departments.

This Association has restrictions that may affect your lifestyle. It is up to you to ask questions and become familiar with the Association’s documents and rules. There are restrictions on: o Pets o The location of satellite dishes o Storage of personal items outside your unit o Use of your balcony/porch and portions of your home visible to neighbors o Your ability to decorate the outside and grounds of your home. o If you have any questions, ask first prior to paying your fee. o Current occupancy standards are a maximum of two persons per bedroom, except for infants under 4 years of age. However, some city & county municipalities &/or condo and homeowner associations prohibit more than two unrelated adults to reside in a single family dwelling unit.



***The Board has 30 days to qualify your transfer prior to you moving in. Moving in prior to qualifying may invoke a fine. In addition, a fine of no more than $100 a day, max $1000 may be assessed for moving in prior to providing the association with a complete, truthful, signed application, payment of the transfer fee and scheduling your introduction to meeting. Fines may also be imposed for other violations of the governing documents. The 30 days does not begin until the Association has: o A completed application on each married couple &/or individual over 18 years of age o A screening fee for each applicant required to provide one  The Association will return either by mail or in person incomplete applications, applications without fees, and fees without applications.



The qualification process requires a background check. Qualification can be affected by the following factors; if these apply to you, discuss them upfront prior to paying your application fee. o A criminal background o Events, arrests, a history of incidents that would preclude you from possibly being a good neighbor and living closely to other people (separated only by a wall). An example could be recurring incidents of loud music, spousal disagreements or noise at late hours. o Incidents of non-payment of rents, foreclosures, evictions o False and/or misleading information on your application



An Introductory Meeting is required by some communities o Once qualified, you may be required to attend a meeting either before or shortly after you move in. o The meeting is to welcome you to the community, explain how things work, offer you the opportunity to join social groups or committees. Associations have various committees and Board meetings. o Exceptions can be made to allow move-ins after you have been qualified but prior to your “Welcome to Meeting.” Permission to defer this meeting is required prior to your move-in.
