Duties to Realtors Standard of Practice 16-12

Article 16 does not preclude REALTORS® from making general announcements to prospects describing their services and the terms of their availability even though some recipients may have entered into agency agreements or other exclusive relationships with another REALTOR®. A general telephone canvass, general mailing or distribution addressed to all prospects in a given geographical area or in a given profession, business, club, or organization, or other classification or group is deemed “general” for purposes of this standard. Article 16 is intended to recognize as unethical two basic types of solicitations: First, telephone or personal solicitations of property owners who have been identified by a real estate sign, multiple listing compilation, or other information service as having exclusively listed their property with another REALTOR®; and Second, mail or other forms of written solicitations of prospects whose properties are exclusively listed with another REALTOR® when such solicitations are not part of a general mailing but are directed specifically to property owners identified through compilations of current listings, “for sale” or “for rent” signs, or other sources of information required by Article 3 and Multiple Listing Service rules to be made available to other REALTORS® under offers of subagency or cooperation.

While many real estate veterans are working a few extra years to build up their savings and rookies are looking for a minimum-wage job to supplement their volatile incomes…I want to show you how to cash in on the easiest money ever handed out in real estate: For Sale by Owners FSBO leads are often thought to be profit powerhouses. You already know they have a highmotivation to sell, want to sell in less time, for more money and without a hassle, and are in way over their heads. Follow the advice in these FSBO strategy articles and you could collect a total of 24 extra paychecks this year alone. That’s an average of two per month. Dive in! This strategy comes from a soft-spoken lady who nearly took over her real estate market with an original, but not new, approach: she was nice! One thing that plagues a lot of agents in this business is the uncertainty or inconsistency of income. It's been called "the Bungee Cord income." Up, then down. Up, then down. Through her 29 years, Joan Pate discovered 4 things that helped bring a balance to her income:

1. Follow up consistently with FSBOs 2. Prospect everyday 3. Always ask for business and referrals 4. This next secret is where many agents disagree with Joan, but experience proved that by doing this one simple thing, she tripled her call backs from FSBOs. What was her secret? Nothing more than this... She left messages on FSBOs' answering machines! This guaranteed her at least 2 listings a month. (Weird, isn't it, something so small could have such a major impact? As the proverb goes, "Little hinges swing big doors.") Now, if you've got call-reluctance here are a couple of pointers from Joan to help you get over that:



Memorize some soft openings to build confidence and deflect the ire of the FSBO (Question Based Selling by Tom Freese has several) • Practice with a friend who is a good speaker and is not afraid to tell you what you are doing wrong (again, the point is to build your confidence) • Don't procrastinate - the longer you wait, the more stressed out you will become thinking about it • Prospect during a time of day you are at your peak (for larks, it's usually first thing in the morning after a cup or two of coffee, owls prefer later in the afternoon) And if all fails to subdue your fear, then JUST DO IT AFRAID! It would be a terrible thing to miss becoming successful simply because you failed to do the necessary things to make money and confront your fears.

Dear Realtors: Junior Achievement is dedicated to educating young people about business, economics and personal finances. JA programs are taught by volunteers in class and after school in over 1200 classrooms and organizations throughout metro-Birmingham. JA’s classroom volunteers come from all walks of life and include business people, college students, parents and retirees. These dedicated individuals are the backbone of the organization. Classroom Volunteers Needed! Various times available Junior Achievement needs positive role models like you to volunteer to teach various programs in K-12th grades. The majority of our programs are implemented in public and private schools throughout the Birmingham metro-area. After-school and summer programs are also available. We provide all of the materials and a complete orientation. Volunteer time commitment is minimal: make just 5-10 classroom visits (depending on the grade level selected, for approximately 40 minutes each visit). Help Junior Achievement reach over 28,000 students! Be part of this exciting experience to help kids prepare for the future workforce! JA Bowling Classic

Classroom Mentors These volunteers are at the very heart of Junior Achievement’s mission and purpose. They are trained by JA staff and given everything they need to go in the classrooms and make a direct impact on a number of young people. Volunteers may participate in the grade level, program and school of their

A great and fun way to impact JA kids outside of the classroom. Two Bowling Classics are held each year in the summer and winter. Bowlers raise money for Junior Achievement, win prizes, and generally have a great time! The Bowling Classic annually supports about 10,000 kids in JA programs.

JA Golf Marathon

Calls For Kids/Loaned Executive

This event is designed for the true golf enthusiast, who also enjoys making a difference in the community. Each Spring, golfers unite to play 100 holes to raise money for Junior Achievement.

These campaigns are crucial to Junior Achievement fundraising and usually involve teams (Calls for Kids) or individuals (Loaned Executive) putting on their best phone personas to compete for Top Producer of each event. Daily prizes are given away each day of the campaigns as well as for overall performance at the end of the campaign. These two events combined support about 5000 kids in JA programs.
