Things to Consider Before Converting the Garage Into an Extra Room

Homeowners don’t need to build an entirely new wing to give their homes that extra space they’re seeking. Converting a room can have the same effect, and often at a figure that’s far more friendly to a homeowner’s bottom line. Take, for example, the garage. If you don’t currently use your garage as anything more than a glorified storage closet, consider converting the garage to a family room. However, before you begin, consider the following factors. • Zoning Laws: If you’re planning on converting your garage, it’s a good idea to check with your local zoning board to determine if such plans are even legal. Different communities will have different laws, but change of use laws may restrict what you can and cannot do with your garage. • Value: How long you plan on living in your home should be a primary consideration when deciding whether or not to convert the garage into a room. If you’re there for the long haul, do as you please. If not, converting the garage probably isn’t a great idea. A converted garage, while providing more living space, might not be attractive to prospective buyers. Even if it is, the appraisal of your home might take a significant hit with a converted garage, as a prospective buyer’s home inspector could find major defects, which will negatively impact what you can expect to get for your house when it comes time to sell. • Geography: Geography could go a long way in determining whether or not you should convert the garage into an extra room. If you live in a particularly cold area of the country, you’ll need to heavily insulate the garage’s walls to make it as livable as the rest of the home. Consider whether or not you’d really prefer to spend a long winter in a converted garage. • Foundation: If converting the garage to an extra bedroom, it’s worth noting that most people prefer wood flooring in their bedrooms, even if they intend to have those floors carpeted. A garage room, however, will have a concrete floor, making it largely off limits to children, especially as a bedroom. Concrete floors are also generally less comforting to the body.
