This schedule of works is to be read in conjunction with the drawings and any other documents enclosed with the Tender Invitation.

The Contractor is to allow for all work necessary to leave the job in a completed and finished state, constructed in accordance with normal good building practice and ready for occupation.

Whilst every effort has been made to indicate precisely the scope of the work the Contractor will contact the Contract Administrator regarding discrepancy or omission before submitting his tender as the Contract Administrator’s interpretation of the documents will be binding. 1.1
Allow for stripping of all existing grey slate roofing to the Nave and Chancel roofs and storing on site for future re-fixing.

Allow for carefully removing existing stone ridge tiles to the Nave and Chancel roofs for future re-fixing. Allow for removing all marks from ridge tiles.
1.3
Include an allowance for replacing 25% of the ridge tiles with matching second-hand stone (the exact number/amount to be replaced will be ascertained once work commences).

Allow for supplying 50% new stone slates to both roof areas (Nave and Chancel). Stone to be second-hand English grey slate of similar size, thickness and colour as the existing slate (the exact number/amount to be replaced will be ascertained once work commences).

Once the stripping of the roofing material has taken place an inspection of all exposed timber rafters and purlins is to be carried out by the Contract Administrator and the Contractor to determine the extent of any necessary timber replacement/repairs and any necessary timber treatment.

Note that the existing rafters are now 75 x 75mm at 400mm centres.

Allow for replacing all rafter feet to the north and south elevations from wall plate up to the first purlin line of the Nave and Chancel roofs.

Allow for nom 2400mm length of rafters, all new rafters to be pressure treated timber, treated against rot and insect attack. New rafters are to be taken past the first purlin and fixed into existing rafter with a min of 3 fixings. New rafter feet to be fixed to wall plate as existing rafters.

Allow for applying liberally to all cut ends splices, etc compatible timber preservative to ensure that all timber is treated and protected.
1.13
Allow for removing all nails from existing rafters to avoid puncturing any new insulation quilts or roof membranes.
1.14
Allow for inspecting wall plate to both the north and south elevations of the Nave and Chancel roofs. Include for replacing nom 30 linear m of wallplate with nom 100 x 75mm timber pressure treated wallplate bedded in mortar. The wallplate is to be spliced/half jointed into the

Allow for liberally applying preservative to all existing cut timber wallplates prior to fixing new wallplates. All new cut timber to also be treated with liberal applications of preservative compatible with the pressure impregnation system used.

Allow for providing and fixing 75mm thick Kingspan K7 insulation board laid between the rafters to provide a U value of 0.26w/m2degc. Include for tight butt joints between the board joints & board/rafters. No gaps are to be left between boards.
1.17
Allow for providing and fixing 50 x 38mm pressure treated counter battens over every rafter. Battens to be fixed with stainless steel nails 30mm longer than batten thickness. Battens to be in accordance with BS5534 pt 1 1997. Battens to be nailed at nom 600mm centres.

Allow for providing and fixing Kingspan Nilvent high performance breathable roofing membrane fixed in strict accordance with the manufacturers instruction above the counter battens. Include for all laps in membrane as required by the manufacturer.

Allow for turning roof membrane up the face of the wall at all abutments a min of 50mm and seal with 1.5mm butyl rubber tape.
1.20
Allow for providing and fixing 50 x 38mm battens set to the required gauge of the slates, battens to be fixed with stainless steel nails, nails to be taken through counter batten and in to rafter nom 30mm.
1.21
Allow for providing and fixing Klober underlay support tray at eaves level to support roof underlay and prevent rot of underlay where it is dressed into the gutter. The support trays are to be fixed in strict accordance with the manufacturers instructions.

Allow for min 100mm vertical laps and 150mm horizontal laps in the membrane. Vertical laps are to coincide with rafter positions. Include for fixing membrane with copper or aluminium felt nails. Where penetrations occur through the roof membrane proprietary underlay seals are to be provided.

Allow for re-laying existing and new stone slates in diminishing courses to the ridge, to the Nave and Chancel roofs.

Allow for fixing all slates with proprietary aluminium grey slate fixing pegs, slates to be fixed with either 1 or 2 pegs dependent on size. Pegs to be nom 50mm long.

LEADWORK NOTE All leadwork is to be executed in strict accordance with the Lead Sheet Association’s current guidance and handbook.
2.1
Allow for stripping out all existing leadwork, to stone gutters, abutment flashings, soakers, stepped abutments, include also for removing existing lead strips to all joints in coping stones and cart away from site.
2.2
Allow for providing lead soakers to all abutments of the roof to the Tower, Nave/Chancel, parapet walls, etc as indicated on roof plan. Soakers to be formed in Code 4 lead and to be dressed up the face of the wall min 100mm and under the roof covering a min 100mm (soakers to be formed from nom 200mm girth lead)
2.3
Allow for providing and fixing stepped flashing at the abutment of the Tower and Nave roof, the Chancel and Nave formed from 200mm girth Code 5 lead (or girth to suit stone coursing). Include also for stone parapet walls.
2.4
Allow for raking out joints in stonework a min of 35mm deep to accept lead cover flashing the max length of each stepped flashing is not to exceed 1500mm.
2.5
Allow for forming all lapped joints in cover flashings with a min lap of 100mm.
2.6
Allow for fixing lead flashing into wall with lead wedges at each step level.
2.7
Allow for pointing up the junction of the lead flashing and the wall with Adshead & Ratcliffe Arbosil XL 1099 high performance non-staining silicone sealant. Allow for carrying out sample for approval prior to carrying out the works in strict accordance with manufacturers recommendations. Colour of sealant to match stonework.
2.8
Allow for providing and fixing new Code 5 lead flashing below the raking stone cappings at the end of the Nave and Chancel roofs min girth of lead to be 175mm with a min of 25mm dressed into the bed joint of the stone cappings. The flashing is to be fixed in lengths of lead not exceeding 1500mm long and is to be held in place with lead wedges, spaced out not greater than 450mm centres. Include for lapping all joints a min of 100mm.
2.9
Allow for pointing up the open joint as previously described with high performance flexible sealant.
2.10
Allow for forming (7 No) back gutters to the rear of piers/buttresses in positions indicated on the roof plan with nom 500mm girth Code 5 lead, include for all necessary lead welds to form the box ends.
2.11
Allow for re-lining stone gutters (2 No), 1 each side of the Nave with Code 6 lead, dressed over the external stone face of the gutter a min of 25mm (as previously).

2.12
Allow for lining the stone gutters with a felt membrane to take out all imperfections of the stone prior to laying the lead.
2.13
Lead to be properly dressed into the profile of the gutter and is to extend up the slope of the roof across the external wall thickness a nom of 450mm. Girth of lead to be 600mm. The max length of the lead is to be no greater than 2000mm.
2.14
Allow for lead welding all joints in lead within the gutter. Lead welts will not be allowed due to the shallow depth of the gutter and varying falls should be avoided.
2.15
Allow for dressing the lead gutter into the rainwater outlets (hopper heads), include for all necessary lead welds to form a smooth surface finish.
2.16
Allow for stripping out the existing leadwork around the tower parapet and cart away from site.
2.17
Allow for stripping out existing box gutter covering (it is assumed that this is felt) and cart away from site.
2.18
Allow for investigating the condition of the timbers to the box gutter for any signs of rot. The timbers are to be inspected prior to any coverings being re-fixed by the Contractor and Contract Administrator.
2.19
Allow the Provisional Sum of £1,500.00 (One thousand five hundred pounds) for the supply and fixing of any replacement timbers that may be required. All replacement timber is to be pressure treated with preservative and all end grain which is cut is to be site treated with preservative. Any plywood, which is used, should be marine ply a min 25mm thick. £1,500.00 Allow for attendance and profit.
2.20
Allow for forming new lead lined box gutter to the perimeter of the Tower with Code 6 lead. The girth of the lead should be suitable for dressing up the parapet wall face a min of 100mm. The width of the gutter a approximately 300mm wide and up the face of the wall and under the slates a min of 300mm to ensure that water penetration does not occur. The max length of the lead sheet is to be no greater than 2000mm. The jointing of the lead is to be lead welds to prevent any steps within the gutter as this gutter appears to only have min falls to a single outlet over the Nave roof.
2.21
Allow for forming new lead spitter from the box gutter into the existing external hopper head on the east elevation of the Tower.
2.22
Allow for all necessary lead welds to create a flush joint.
2.23
Allow for raking out stonework joint around the internal perimeter of the Tower to a min depth of 35mm to accept lead cover flashing.

Provide and fix lead cover flashing around perimeter of the Tower to weatherproof junction of box gutter/wall. Flashing to be nom 175mm high and provide at least 100mm of cover to the upstand of the box gutter. Flashing to be formed with Code 5 lead in max lengths of 1500mm, lead to have laps of 100mm min.

Lead wedges are to be provided at nom 450mm max centres to fix the lead.

STONEWORK GENERALLY
3.1

NOTE: the existing pointing in all locations, which is to be removed, is to be removed by hand. Angle grinders will not be permitted. Once pointing has been removed all joints are to be brushed out and loose material removed. Mortar mix:

Mortar joints:
To be bag rubbed flush joints to match existing. Strap pointing will not be allowed or permitted
Allow for carrying out a sample panel of pointing to ensure that the mix is correct prior to all pointing works being carried out. TOWER
3.3
Allow for raking out mortar joints to the internal face of the parapet wall to the Tower to a min depth of 25mm. Care should be taken not to damage the Ashlar face when raking out. Include also for raking out pointing to the capping stones.
3.4
Allow for repointing the internal face of the tower parapet walls including the stone cappings with 1:3 Hydraulic Lime:Sand mix. Sand is to be a mix of Harris and Waddington fell sand as described above.
3.5
Allow for providing suitable access to the west elevation of the Tower just below parapet level to allow maintenance work to be carried out. This is to ideally not include scaffolding from ground level and all access to be from the top of the tower.
3.6
Allow for raking out an area of 10m² of stonework at the top of the tower to the west elevation (above entrance doors) to a min depth of 25mm, care should be taken not to damage the Ashlar stonework of the parapet. Include for brushing out all joints upon completion.
3.7
Allow for repointing 10m² of stonework to the external (west elevation of the Tower) with mortar mix 1:3 as previously described.
3.8
Allow for carefully removing all loose and spalling stone from existing stone dressing from the inside face of the Tower parapet cappings and externally around the top of the parapet with a light scraping back to a solid background to prevent any further spalling occurring.
3.9
Allow for carrying out resin bonded stone repairs as required around the Tower parapet by a specialist stone restoration Contractor. Include the Provisional Sum of £1,500.00 (One thousand five hundred pounds) for this work. £1,500.00 Allow for attendance and profit.

Allow for cleaning off all moss growth from the face of the stonework cappings and buttresses at roof levels.
3.11
Allow for treating stonework with a proprietary fungicide wash to prevent further regrowth.
3.12
Allow for raking out the mortar from (4 No) buttresses at roof level, from gutter level to the underside of the cut stone dressings. Joints to be raked out a min of 25mm.
3.13
Allow for repointing in mortar as previously described.
3.14
Allow for raking out tight butt joints of Ashlar cut stone dressing to the top of the (4 No) buttresses, note that the joints are nom 5mm wide. Care should be taken when raking out the joints to ensure that damage to the stone faces is avoided.
3.15
Allow for repointing with mortar as previously described. Allow for pressing mortar between joints and filling all joints completely. Care should be taken not to damage the stone dressings. Mortar to be left flush with the face of the stone. OPTION 1 Item 3.16 - 3.17

Allow for carefully removing all the raking stone cappings to the Nave (4 No lengths) and the Chancel (2 No lengths) and store on site for re-fixing/relaying. Allow for clearing away all loose mortar from under the stone cappings, include for stabilising any loose mortar from within the top of the stone wall. Allow for re-bedding the existing stone cappings in mortar 1:3 mix. Include for pointing up all joints with the above mortar mix and as previously described. All joints are to be flush pointed.
3.17
Allow for replacing existing metal dowels where parapet cappings have been removed, dowels are to be stainless steel. Allow for core drilling a nom 45mm diameter hole into the masonry wall nom 500mm deep to accept a 20mm diameter stainless steel dowel. Allow for setting stainless steel dowels into the wall so that the dowel extends into the underside of the stone capping to within 20mm from the top face of the capping, dowels are to be set in epoxy resin in strict accordance with the manufacturer’s instructions. Include for flushing out holes to remove all debris from core drilling.

Allow for carefully removing (3 No) stone cappings to the north elevation as indicated on drawing adjacent to the Tower and store on site for refixing. The existing vertical mortar joints have been completely washed out.

Include for carefully applying Arbo primer 2650 within the joints only. Care should be taken not to get the primer on face of stone. Arbo primer to be applied in strict accordance with manufacturer’s instructions. See Appendix for manufacturers recommendations.

Allow for sealing all joints within the cappings with Adshead & Ratcliffe Arbosil XL 1099. Colour to match background as close as possible.
3.25
Allow for raking out defective mortar within the central hole to each stone capping. Repoint to within 30mm of the top of the capping with 1:2:9 mortar mix as previously described.

Allow for priming all holes with Adshead & Ratcliffe Arbo Primer 2650. Care should be taken not to get primer on face of stone.

Allow for applying Adshead & Ratcliffe Arbosil XL 1099 to all dowel holes in stone cappings. Sealant to be finished neatly flush with the top of the stone cappings.

Allow for providing and fixing new 100 x 75mm pressure impregnated wall plate bedded on a lead cored dpc and securely fixed to the wall. The wall plate is to have half joints rather than butt joints between sections.
4.3
Allow for birdsmouthing new rafters over wall plate. Include for liberally applying compatible preservative to all cut timbers to ensure all timber is adequately preserved.
4.4
Allow for carefully removing the oak timber boarding within the Chancel area as required to allow for any new rafters to be installed.
4.5
Allow for re-fixing oak boarding to the underside of the rafters within the Chancel. Include for supplying and fixing matching oak boards/moulding as required.

Allow for supplying and installing high level debris netting within the Nave and Chancel areas, prior to work commencing on stripping the roof. The netting is to be positioned as high as possible and ideally should be taken above the arched opening from the Nave to the Chancel. Colour of netting to blend in with background.

5.0
PLASTERING
5.1
Allow for providing and fixing new lath and plaster ceiling to both the North & South sides of the Nave, from wallplate level up to the line of the first purlin nom 1000mm wide x 12000mm long (nom 24m2 in total).
5.2
Allow for providing and fixing nom 25x8mm thick timber laths spaced at nom 6-10mm apart fixed to the underside of rafters with galvanised nails. Include for spraying all laths with water 30mins prior to plastering.
5.3
Apply a scratch coat of 3,1 haired lime mortar through the lath, insure that over trowelling does not occur and the finish is not to smooth. Include for lightly scratching the first coat with a lath or comb scratcher, leave to dry and cure until green hard.
5.4
Allow for applying a float coat of un-haired 3,1 lime mortar to level the surface, nom 8-10mm thick, leave until green hard.
5.5
Allow for applying a double coat of lime rich plaster 3,2 un-haired, based on a very fine sand and lime putty, include for providing a smooth trowelled finish for decoration.
5.6
Allow for making good nom 40m2 of existing lath and plaster ceiling which may become damaged due to the re roofing works, the ceilings are to be made good with the above specification.
5.7
The scaffolding required for the repairs to the plastered ceiling is only to be erected when the works are to take place and should be of long span design as the church is to remain in full use during the works; the scaffold is to remain in place also for the decoration works of the ceiling. A scheme for the scaffolding is to be submitted prior to erection for approval by the contract administrator and the church.

6.0
DECORATIONS INTERNALLY New plasterwork of existing ceiling to the Nave.
6.1
Allow for preparing rubbing down all new and existing plasterwork to the ceiling, fill all cracks. Remove loose plaster etc and make good.
6.2
Allow for applying 1 mist coat of emulsion to all new plaster.
6.3
Apply 2 full coats of emulsion to the ceiling, taking care not to overpaint existing trusses and purlins. Colour to be confirmed from the Dulux full colour range. Oak purlins, trusses to the Nave and Chancel along with oak boarding to the Chancel.
6.4
Allow for cleaning down all purlins, trusses and boarding including all ledges, etc.
6.5
Rub down and prepare all surfaces with fine sandpaper and apply 3 coats of satin sealer to the whole of the stained timber. Include for rubbing down with wire wool between coats to ensure a smooth even finish.
6.6
Include for all necessary scaffolding within the Nave and Chancel to carry out the decoration works, note that whilst the scaffolding is in place the church will be in use throughout the duration of the works and the use of the long span scaffold will be required. A scheme is to be submitted for the internal scaffolding to be approved by the contract administrator and the church prior to erection taking place, the scaffolding will also be utilized when the plastered ceiling is repaired.

RAINWATER GOODS
7.1
Allow for removing existing plastic rainwater goods from the Tower and cart away from site.
7.2
Allow for providing and fixing new cast iron rainwater hopper head in position of the existing hopper. Hopper to match size of existing hopper and to have provision for (2 No) rainwater outlets from the bottom/side.
7.3
Allow for providing and fixing (2 No) lengths of nom 100mm cast iron rainwater pipes as previously fitted. Include for all necessary bends, brackets etc to provide a complete installation.
7.4
Allow the Provisional Sum of £300.00 (Three hundred pounds) each for the supply only of (4 No) cast iron hopper heads pre-finished in black with 100mm outlets. Nom size of hopper 305 wide x 197 deep x 255mm high to be fixed to the Nave (2 No north elevation, 2 No south elevation). £ 1,200.00 Allow for attendance and profit.

Allow for fixing (4 No) cast iron ornamental hopper heads nom size 305 x 197 deep x 255mm high with a 100mm diameter outlet.
7.6
Allow for providing and fixing (4 No) lengths (nom 7000mm per length) of 100mm cast iron rainwater pipes connected to the new rainwater hoppers. Include for all necessary brackets, bends, shoes, fixings, etc to provide a complete installation. The rainwater pipes are to be prefinished black.
7.7
Include for all hardwood packers necessary to support/fix rainwater pipes back to stonework.
7.8
Allow for providing and fixing new length of cast iron gutter to the south elevation of the Chancel nom 7000mm long gutter profile to be half round. Include for providing outlet in position indicated (existing position).
7.9
Allow for all necessary stop ends (2 No).
7.10
Allow for providing and fixing traditional rafter brackets to support gutter with rise and fall adjusters, brackets to be fitted in strict accordance with the manufacturers requirements.
7.11
Allow for providing and fixing nom 75mm diameter rainwater pipes in position indicated and laid to fall across the choir vestry roof into the rainwater hopper, draining the flat roof of the choir Vestry. Nom length of rainwater pipe 5000mm vertical and 4500mm horizontal over roof. Include for all brackets, joints, offset brackets, bends, shoes, etc to provide a complete installation.

EXTERNALLY
8.1
All external work areas must be adequately and securely cordoned off to protect the works and the public during the contract period.
8.2
All windows within the church are to be adequately protected prior to the works commencing. This includes scaffolding. The Contractor is to put his suggestions to the Contract Administrator and Client prior to the works happening.
8.3
All pathways, gravestones, headstones, grassed areas, etc are to be protected from scaffolding to minimise the amount of making good upon completion of the works by the main Contractor.
8.4
The graveyard and surrounding paving’s should be left in the same condition as found, prior to the start of the contract.
8.5
Allow for raking out all mortar joints to the existing stone flagged paths around the Church, and as indicated on the site plan 1102-1.
8.6
The mortar joints are to be raked out to a min depth of 40mm. Include removing all loose material from within the joints.
8.7
Allow for cleaning all stone flagged paths with high pressure jet washer to remove all moss growth, mortar stains etc from the face of the stones. Note this item is to be carried out after the re-roofing works have been completed and all builders materials, scaffolds etc have been removed from site.

Allow for re-pointing the existing stone flagged paths with a mortar mix of 1:4 (cement:sand) sand to be a mix of river sand, include for carrying out sample area of pointing to ensure that the colour mix matches the stone. Allow for flush pointed joints with a bagged rubbed finish.

9.0
GENERALLY The church is to remain open for the duration of the re-roofing works and the Contractor is to allow for all necessary protection of the internal finishes during the contract period. This should include for prevention of falling plaster into the pews, organ, etc. It will be the Contractors responsibility to ensure that dust sheets are provided and used to cover all internal fabrics, etc. The organ should be protected from any debris and the successful Contractor must liaise with the organ builder Makin Organs Ltd when sheeting/protection works take place. The existing organ pipes are decorative and will be removed by the employer prior to works starting, it is behind these pipes that the speakers are housed for the organ, it has been suggested by the Organ builder that a sheet of MDF be positioned above the speakers to prevent damage to the housings from falling debris. The arch where the organ pipes have been removed can then be protected with visqueen taped to the wall, which will need to be removed for any weddings funerals and Sunday services. The organ enclosure again can be taped and sealed with visqueen to prevent dust ingress. Allow for Makin Organs Ltd carrying out a service and clean of the organ upon completion of the works. The organ is to remain playable throughout the contract period for all services, weddings, funerals, etc. The successful Contractor is to submit a Method Statement along with a programme of the works before any works start on site. The works will be subject to the Health & Safety CDM Regulations and a CDM Co-ordinator will be appointed to oversee all Health & Safety issues. The Contractor is to respect the nature of the building and is to suspend all works during any funeral and wedding services and is to ensure that the church is in a tidy condition for those events. The Contractor is to allow for this in his tender.

10.0 CONTINGENCIES Include the Provisional Sum of £10,000.00 (Ten thousand pounds) for Contingencies to be used only as directed by the Contract Administrator for unforeseen items. £10,000.00
