+ different types of units and spaces are assembled on a 3.5 X 3.5 X 3.5m modular grid system. The modular system can form any building size, shape, orientation and can fit in any context and yet still be contextual because it is dependent on the urban residual spaces unique to the site. It is also appropriate for future expansion + the building has no main facade, which makes it accessible from all directions. + building is made up of 2 interweaving ribbons that create spaces for residential units (single, small group, large group), commercial and retail, studio space, combination of retail and residential, and community areas like green spaces, patios and event space. + on some buildings that are connected to 1-3 storey buildings, public may access onto green roof top where community farming, gardening, and/or parks occur. + retail units are translucent and located mostly on the ground and second level. The glass facade creates feeling of openess and allow pedestrians to have visual connection of what is on the other side of the building as well as the vertical pathway. + retail units are also control access points to the upper levels. Vertical access closed at night for privacy.

ALLEYS

+ to bring green into the urban environment, existing 1-3 storey buildings are used to plot green vegetation on roof. This goes back to the notion of using what is already there and adding to it. + green roofs are accessible to the residence and public and are used for communal gardens, parks, event space and cinema. + social housing are built along blank walls of existing buildings. + some unique blank walls like Quality Inn are used as projection space, outdoor theater, event space and advertisement.

+ alleys are potentially “dead” and “dangerous” spaces. By inserting social housing into these areas, alleys become alive and safe + during the day the public can roam horizontally and vertically through the alley. + red stairs indicate vertical public access + at night, vertical access point is closed from public to give tenants back their privacy. Alley ways will be lit and create safer environment at night.

+ majority of parking lot is left untouched and unfinished so tenants can take responsibility and transform the space to suit their own community events like concerts, festivals, and farmers market. During most days out of the year, the parking lot is still available for commuters travelling via vehicle. + parking lots are relatively dead spaces, so by building desirable mix use social housing complex within these dead spaces, people will be more likely to roam through these “dead” spaces, making it more alive, safe and cultural.
