Friendly Reminders: • The parking garage area echos a lot, so please be aware of your voice level at night when walking to the lobby. • All resident bedrooms face the parking lot so your consideration in keeping the noise level down will be greatly appreciated. • Keep volumes on TVs, Stereo and Video Games at reasonable levels. If you can hear it from outside the building, it’s too loud. • Please do not ‘pound’ the weights in the gym. Be careful not to ‘drop’ the weights after the lifting them. The vibrations can be heard and felt through the contrete floors and walls.

At our recent Board Meeting, Ron Linzy presented his findings to those attending on what can be done here at Naniwa Gardens to help save on energy costs, conserve the energy used and plan for future energy contingencies. His presentation was as follows: ELEVATORS – A brief recap, we will hopefully save 30 – 40% on elevator electrical cost and we are already realizing some of these savings. LIGHTING AT NANIWA – We asked WHY? Why are many lights burning 24 hours a day? After a complete review of all of the common area lighting at Naniwa, especially with each foyer light, the exit stairwell lights and the globe lights on the property, we began looking into alternatives. We are currently testing a sensor in a foyer which has proven to be very effective. It costs about $120 a year to keep ONE 60 watt bulb on for 24 hours a day. The cost of foyer lighting to Naniwa is currently $6720. The sensors will reduce that cost to $336 a year. The globe lights have been using 500 watt bulbs for all of these years. We have eight of them. We found out that we can obtain as much light by using a 40 watt bulb and are looking at the possibility of a 24 watt bulb. We can reduce this cost from $4,500 to $360. We have received a proposal showing a savings of about $17,000 or $1,416 a month by changing bulbs and installing sensors. We will continue to investigate any and all possible efficiencies to further reduce our raising energy costs.

SOLAR – We began with exploring total solar with four contractors – the cost for solar to replace most of our electric costs was prohibited because we are a not for profit organization and therefore are not eligible for the numerous tax credits that would help offset the cost of solar. We changed our focus to possibly reduce the cost of hot water heating and heating the pool. We are now working with two contractors and will hopefully soon receive proposals by from them for this limited solar implementation. Continued on page 2

Focus on Energy Savings, Conservation & Planning GENERATOR – We have received a proposal from HAWTHORNE CAT for a diesel generator for powering the elevators and emergency lights. Originally, we inquired about providing power for water pumps and emergency lighting only. Hawthorne explained that because the ‘transfer switching’ is where much of the cost is for either configuration, the total cost for either systems will be similar. Thus they suggested a 300kW generator that would operate the elevators, water pumps and some common area lights. It will operate for about 30 hours; it is relatively quiet and has no odor. The price range for the generator, installation and engineering is approximately $100,000 to $150,000. To offset some of this expenditure, we discovered Naniwa is eligible for the HECO Energy Scout program. This program pay us $10 per kW hour for a maximum of 5 years. This translates to earning about $20,000 per year based on our current and expected fees from HECO. No too bad….. Considerable amount of time has been spent researching and obtaining this information on the part of Ron along with Walter and Tommy. We would like to shout out a big M A H A L O to Ron Linzy. Going forward, Ron will continue to be a valuable contributor in planning our Energy requirements. We welcome his enthusiasm and taking the lead on these projects. Elevator Modernization Progress

As most of you who have monitored the progress of our elevator modernization know, we had some delays during the permitting of elevator ‘C’. However, due to the team work of the entire Naniwa Management, this serious issue was not left alone to be resolved by Pacific Elevator and the State of Hawaii. The Board, the managing agent and resident manager coordinated a plan of action, by writing and calling Pacific Elevator, the State Elevator Inspection Supervisor and the Governor’s office to expedite the resolution of acquiring an operating permit without further delays. Our efforts paid off by reducing the delay getting the elevator quickly into service. Since this one incident, we have not experienced any other delays. Elevator ‘B’ is coming along smoothly and the entire project is back on schedule! Stay tuned for more in the next issue…..

Major Warranty Work on Decking & Roof As of this writing, the deck coating contractor has begun the agreed upon deck warranty repair to re-coat the deck with the proper matching color. Please observe all warning signs and do not walk on the decking areas being repaired.

Warranties Honored!

We have also gotten our roofing contractor to honor its warranty contract to repair pending deficiencies in the roof replacement performed before this new Board of Directors was formed. It has been a long time coming, but we have finally resolved this warranty controversy. Note: These repairs are being made as part of our existing Warranty at NO COST to the AOAO.

Awning Inspections Complete •

Awnings and Planter Inspections have been completed. Those owners with awnings in poor condition will be reminded by the Resident Manager that they must remove or replace their awnings. Type of awning must conform to Naniwa requirements, please get approval if in doubt.

Naniwa House Rules Reminders

House Rules Rule!

HOUSE RULES concerning Moving In/out and Deliveries are among the most violated, so we ask that you please re-read your HOUSE RULES document. These rules are being enforced when detected or reported by others and verified by Management which is of course made easier with our installed security cameras. We will appreciate your compliance.

2.

HOUSE RULES concerning lanai Planter. Owners who are in violation of the Planter House Rules will be notified and reminded of the House Rule and required to bring their planter into compliance.

3.

As part of our energy conservation program, please remember that "pre cooling" of the Exercise Room or Activity Room is NOT permitted. Also, please set the air timer for only the amount of time you expect to be using the facility. With everyone's cooperat ion we will continue to reduce our energy costs and contain future increases in maintenance fees.
