The 2009 Waterview Property Report Key findings 2009 has been a steady year with just over 40 sales in Waterview, which is consistent with 45 sales in 2008 yet much less than the 72 sales in 2007.

Average Sale Price The average sale price remained at its typical level for the past three years, mostly hovering between $440,000 and $490,000. In January, April, June and August, sales prices were lower than capital valuation (CV) by between 1% and 14%. In February, March, May, July and September, sales prices exceeded capital valuations (CV) by between 3% and 100%. This inconsistency is mainly due to an overall low number of sales. In comparison to the neighbouring suburbs of Mt Albert and Point Chevalier, Waterview remained an affordable suburb. Waterview out-preformed Te Atatu Peninsula, a popular alternative with first home buyers.

Days to Sell Generally it took between 8 and 78 days to sell a property in Waterview this year, and between 21 and 30 days in the second half of the year.

Total market value $18,288,500.00

Highest and lowest sale price 26 Seaside Avenue $685,000.00 and 13A Tutuki Street $275,000.00

Best Performing Streets Alford Street and Fir Street with 8 sales each followed by Fairlands Avenue and Seaside Ave with 5 sales each. Please take time to review the recent sales, average and median sales prices, average and median days on the market, and the graph comparisons with the neighbouring suburbs.

What’s ahead in 2010 We expect increased sales volume towards the normal level of 60 plus sales per year. Prices will remain at their current level with a potential for a moderate increase. However, premium and unique properties in Waterview will continue to attract strong buyers and command higher prices.
