PROPOSED NEW ELDERLY PERSONS UNITS To be built at 39 Quinns Road, Shirley Christchurch Roofing - “Trimdeck” Zinkalume coated Roofing paper – approved self supporting roofing paper Purlins - roofing iron transversely fixed to ceiling joists packed up to form 3 degree pitch Trusses – no trusses used in this building Lintle sizing - where required to be supplied by the engineer Sofit – no sofit no overhang Fascia – no fascia used in this building Spouting – concealed “Butynol rubber” in galvanized steel purlin, as per design detail B and B1 Ceiling framing / lining – fix 10 mm standard Gib directly to underside of floor joists or to underside of ceiling joists as the case may be. Internal Wall framing – laser frame 100 X 50 and 75 X 50 at 600 centers. Use h1.1 laserframe pine, fit DPC between end studs and concrete. Block Wall “strapping” use 50 x 50, H1.1 laserframe pine over DPC, at 600 centres use “Ramset” 100 mm nylon anchor and nails at 600 centres. Wall lining – use 10 mm Gib board glue and nail as per “Winstones Gib fixing manual” Insulation Walls – 40 mm EPS sheets fixed snugly between “strapping” Insulation Ceiling – 90 mm thick R2.8W fiberglass insulation. Cladding – as per drawings other than the block use James Hardies Rusticated weather-board over cavity batten system. Weather-board to be prepainted before fixing then painted after fixing with 10 year guarantee acrylic paint. Block - use 15 series (140 mm thick Firth block) to be placed by tradesman block layer to a very high standard as block will not be painted – Seal all exterior areas of block with Sika-flex as per manufacturers specifications. Block fill and steel reinforcing – As per engineers specifications. Flashings – all design details for proper flashing of windows and doors have been provided and comply with E2 / AS1 supporting document to the NZ building code. Windows – Double glassed, aluminum joinery windows and doors as per plans provided to be supplied by a top quality window manufacturer. Type of glass used to comply with building code for safety in wet areas and safety from falling. Internal doors – As per plan provided – to be standard MDF hollow core doors factory hung in H1.2 pine frames Skirting boards – MDF – 90 mm x 10 mm

PROPOSED NEW ELDERLY PERSONS UNITS To be built at 39 Quinns Road, Shirley Christchurch Foundation – specifications for slab and foundation as per engineers design details Slab – 100 mm concrete 20 mpa at 28 days over .250 polithine over washed river stone over firm clear soil – reinforced with mesh Framing of first floor EPH 1 – 130 x 50 LVL floor joists spaced as per floor joist plan sheet 7 spans and size specifications as per Nelson Pine “NZ LVL 10” design guides and spantables. Framing of first floor EPH 2 – 200 x 50 floor joists spaced as per floor joist plan sheet 7 Flooring for first floor – Use 20 mm flooring grade particle board sheet flooring glued and nailed with galvanized flooring nails. Stairs – as per plan provided will comply with the New Zealand building code for head height clearance (as per fig. 3 of building code document - D1 / AS1 ) Incline will be 37.5 degrees which does comply with “common stairs” (as per table 6 of building code document - D1 / AS1 ) Stair Hand Rail - to be 40 mm diameter bracketed to wall at 900 above tread from top to bottom of stair. Passage way above stairs Hand Rail - Will comply with F4 for safety from falling to be 1000 high 18 mm MDF screwed to full width of double floor joist and to top plate of wall below floor joists as per detail F sheet 4 also will be fixed at one end to wall outside wall of small bedroom and capped top and stair end with rebated 50 x 50 pine hand rail. Plumbing – all plumbing work to be carried out by qualified tradesman and in accordance with the New Zealand building code and G / 12 and G / 13 as well as any relevant Christchurch City Council regulations. Hot Water - an electric Hot water on demand system will be installed using an approved Hot water heating system and installed as per all the relevant regulations and will be certified by the installer. Water Supply - A new water supply will be required and has been indicated on site plan. Drainage – both units to have totally separate drainage systems that will join together at back of EPH 2 and then connect to existing drains of existing house, as per site plan, all drainage work to be carried out by qualified tradesman and in accordance with CCC regulations and the relevant building code supporting document G13. Electrical – All electrical work to be done by a qualified electrician and all work to comply with the New Zealand Building Code.
