1: Do you agree with chamber of commerce’s research objectives and proposed method of data collection? Why or why not? Ans : Tulsa is one of the city in Oklahoma. Williams Realty Corporation wants to develop Tulsa as Central Business District. Williams Realty Corporation and Williams Brother Company is element of each other, primarily involve in pipe line, chemical fertilizer, energy and metal business. They are planning to construct $ 50 million complex consisting 52 story bank of Oklahoma tower. Bob Griffins, V.P. of Williams Realty Corporation wants some important information about Tulsa downtown area . In order to get the information Tulsa chamber of commerce have decided to conduct a research. Objective of research was : quantity and nature of downtown population . Commercial enterprise inventory . Business opinions about CBD. Shopper opinions about CBD. We don’t agree with the research objectives decided by chamber of commerce. In above theme, decision seems to be more like business objectives rather than research objectives and also they are vague and descriptive. We think so because Williams Realty corporation plans to revitalize “center business research” and their business plan include improving main street from third to sixth street and fifth street from Boston to Denver . They also plan to construct a Williams center complex which include a hotel, a shopping center and performing arts center

which include a hotel, a shopping center and performing arts center research objectives and also they are vague and descriptive. We think so because Williams Realty corporation plans to revitalize “center business research” and their business plan include improving main street from third to sixth street and fifth street from Boston to Denver . They also plan to construct a Williams center complex which include a hotel, a shopping center and performing arts center. The standard research objective should be concise and clear. According to us the research objective should be : “What factors will make Tulsa CBD as a developed town” We partially agree with the proposed methods of data collection of Tulsa Chamber of Commerce. But the methods are based on primary data and it requires immense amount of money and time to invest for collecting information. On the other hand we can use secondary data collection method. This data can be collected from past studies carried out in other CBDs which are relevant to current scenario. It wil l save time and resources . But if we entirely rely on secondary data, the conclusion we get might be misleading. Thus proper combination of primary and secondary data should be maintained.

2.Briefly outline a research proposal by listing the appropriate techniques for collection of these data? Ans: There is systematic approach for doing any research. The first step in the research process is: Problem discovery and definition phaseFor getting clearly defined research objective or problem, we can conduct an experience survey where we can interact with expert persons in this field who has done this type of research earlier. We can discuss the problems with them and can come up with exact problem. Other method used for problem definition can be collection of secondary data. In this method we can collect information from some past research where problems faced were somewhat same and it was successful By using the above techniques we will come to an phase of

problem definition. We can defined our research problem as follow:“What factors are important to make Tulsa CBD a Successful town” Research Design Phase: In this case we can use three different methods which are as follows1:Survey Method Interview  Questionnaire We will perform sample survey method to test the factors relevant to our study. We can do interview mainly for gathering information on potential investors and some demographic study like income etc. We will also make a questionnaire . Questionnaire will include questions regarding age, income, employment etc. 2:ObservationThis method is very useful for collecting first hand data as it give researcher a chance to evaluate and interpret the result. This method can mainly be useful for gathering information on consumer and their spending behavior. 3:Secondary data study: Secondary data is a cheap and one of the most easily accessible method. This type of data collection can be used for gathering information on the factors such as infrastructure facilities, potential customers etc. Sampling phase: In this phase we decide on selection of exploratory research technique . We decide on the sample size and how to get the sample, whether to use probability or non-probability sampling technique. While first technique is objective i.e. there is more emphasis on chance and other technique is subjective i.e. it is biased. Data gathering phase: This phase is mainly a fieldwork in which one go and collect data on the factors given using pre defined techniques and tools. This is a important phase as all the research is based on the data collected in this phase. The other two phases in research are Data processing and analysis phase. Conclusions and Reporting phase.
