Notice of objective tenant qualification standards Hello and thank you for considering residency at Ivy Street apartments. The review process of your application will be fair and objective. We are committed to diversity and equality and make decisions without regard to a person's race, color, religion, sex, sexual orientation, marital status, national origin, ancestry, familial status, source of income, or disability, or a perception that a person is associated with another person who may have any of these characteristics. The evaluation of your application will be based upon:

1. Complete and Sign Rental Application: All tenant applicants must legibly and truthfully complete and sign a Rental Application.

2. Complete and sign personal Information Release form: All tenant applicants must legibly and truthfully complete and sign a Personal Information release for Authorizing the landlord or landlord’s agent the right to obtain personal

3. Non-Refundable Cash Rental Application Fee: All tenant applicants must pay a cash, non-refundable rental application fee of $30 for single applicants and $60 for co-applicants to cover cost of online tenant screening service.

4. Eighteen Years of Age: All tenant applicants must be eighteen years of age. In California, the legal age on consent to enter into binding written agreements is eighteen.

5. Valid Personal Photo Identification: All tenant applicants must have a valid form of identification such as a Drivers License, California Identification Card, US Department of Defense identification card or United States Passport or Visa. Copies of identification should be provided at time of application but must be provided prior to agreeing to rent.

6. Legal United States Resident: All tenant applicants must be legal residents of the United States. 7. Good Credit History: All applicants must be creditworthy and have no charge-off accounts, accounts placed for collection, late payment accounts, or bankruptcy with in the past twenty four months.

8. No violent Or Repeat Non-violent Criminal Conviction History: All tenant applicants must have no violent criminal convictions and no non-violent criminal convictions within at least the past seven-years.

9. Good Rental History: All tenant applicants must have a rental history with no late payments, evictions or judgments for past due rent. Preference may be accorded to tenants with a history of remaining at a given address for an extended period.

10. Number of Occupants: The number of occupants of a given unit may be a factor in evaluating an application, depending on the size of the unit for lease.

11. Verifiable source of Legitimate and Sufficient Income: All tenant applicants must have a (combined) verifiable source of income equal to three times their monthly rental rate.

12. Verifiable References: All references required on the application (and any additional references provided by those references) must provide information that confirms the tenant is a person with a high degree of reliability, honesty, and is conscientious in his or her financial affairs.

13. Lease Terms: Preference may be accorded to tenants evidencing a preference for long term over short term lease length.
