2. PURCHASE PRICE: The purchase price is the sum of R 195 000,00 ( One hundred and ninety five thousand South African Rand ), payable in cash against registration of transfer of the property in the name of the Purchaser. 2.1 The full purchase price will be payed to the Seller’s conveyancers within ______________ work days of acceptance of this offer by the Seller. 3. POSSESSSION: Possession of the property will be given to the Purchaser on date of the transfer of the property into the name of the Purchaser. 4. VOETSTOOTS: The property is sold voetstoots and as described in the Title Deed and the Seller or his agent shall not be liable for any defects, patent, latent or otherwise in the property. The Purchaser admits that no guarantees or warranties of any nature were made by the Seller or his agent regarding the condition or quality of the property. The Purchaser admits that he did not inspect the subject property before making this offer. 5. DOMICILIUM: It is agreed by the parties that their respective addresses hereinbefore set out shall be the addresses to which all notices or other documents may be sent in relation to these presents.

6. BREACH: Should the Purchaser fail to make any payments provided for herein, or otherwise commit a breach of any of the conditions hereof, and remain in default for seven (7) days after dispatch of written notice by registered post, requiring him to make such payment or to remedy any other breach, the Seller shall be entitled to, and without prejudice to any other rights available at law: 6.1 claim immediate payment of the entire balance outstanding; or 6.2 cancel this agreement and recover any damage that he may have suffered as a result of the breach of the Purchaser, from the Purchaser. 7. TRANSFER COSTS: 7.1 The Purchaser shall be liable for all transfer costs, transfer duty, stamps and transfer of the property into the name of the Purchaser by the conveyancers of the Seller, Mr N. Carr, LANGE CARR & WESSELS, 26 Schroder Street, Upington. The conveyancing shall only commence after such costs have been paid by the Purchaser. 8. AGENT’S COMMISSION: Agent’s commission shall be paid by the Seller against registration of transfer of the property into the name of the Purchaser to the value of 7% ( seven percent) on the purchase price plus VAT. The transferring attorneys, LANGE CARR & WESSELS, are hereby authorized to effect such payment out of the funds that become available to the Seller out of the purchase consideration. 9. ENTIRE CONTRACT: The parties agree that this agreement constitutes the entire contract between them and that there are no other conditions or stipulations

made, other than such as may be included herein and signed by the parties hereto. 10. CERTIFICATES: The Seller shall obtain, at his expense and before transfer of the property in the name of the Purchaser, a certificate of compliance for the electrical installation in accordance with the regulations of Act no 85 of 1993 as amended.
