Unit Services, Inc. has completed an exciting new Artists’ housing project for Housing Initiative Partnership (HIP). The Artist’s Housing is located on the site of the former Hyattsville City Hall on Jefferson Street adjacent to the new Gateway Arts District. The former City Hall building was demolished by the city to make room for the new structure. HIP’s main focus was to provide affordable housing for local artists. They also wanted the building to contain “Green”, “Energy Efficient” products, materials, and equipment. sculptures. In the same studio space is a dance floor and area for ballet. The second floor contains a soundproof music room, the third floor has a computer lab that has graphic design oriented software. The fourth floor contains a high capacity ventilation space for the use of artistic materials that may require direct exhaust to the outside. Some of the “Green” fea-

H o u s i n g tures of the building include Hardi-Plank siding and trim boards, stone veneer, three green roof areas with two stone paved terrace areas, “Energy Star” appliances, dual flush toilets, low flow shower heads and faucets, energy efficient lighting and HVAC equipment, linoleum flooring and recycled carpet, bamboo window blinds, and the use of low VOC paints and caulking. The apartments include open shelf areas in the kitchens, a floor to ceiling glass block wall panel between the living room and bedroom, multiple paint colors, and unique custom ordered door knockers.

Masonry repairs were performed including the replacement of defective lintels. Doors and stucco panels were painted. A gable roof structure was installed at each building entrance. Site improvements included new landscaping, ornamental fencing, park benches, light poles, project sign, and dumpster enclosures. Existing sidewalks and paving were replaced as needed.

Unit Services, Inc. has successfully completed the occupied rehab of the Janna Lee Village Apartments located in Alexandria, Virginia. The garden style apartment community includes twenty nine three story buildings with a total of 319 one, two and three bedroom apartments and a community building with pool. The $12 million rehabilitation included interior and exterior renovations to apartments and buildings, site improvements, rehab of existing pool building, basement conversion to provide space for “after school program”, and construction of a new leasing office with community space. Typical unit renovations included new kitchen and bathroom cabinets with tops, ceramic bathroom floors, floor tile in kitchens, bath accessories, window blinds, appliances, light fixtures, smoke detectors, electrical outlets, water heaters, faucets and HVAC units. All interior doors and frames were replaced including installation of new door hardware. All existing metal bi-fold closet doors

were replaced with swing doors. Existing three handle tub diverters were replaced with single lever anti-scald diverters, and ceramic wall tile was repaired or replaced as needed. Painting of entire unit, and new carpet and pad was installed as needed. All kitchens and bathrooms were painted as well as new doors and frames. The two bedroom units received a new framed opening between kitchen and dining room with counter top. Renovations to the building exteriors included new roof shingles, windows, gable siding, gutters and downspouts, address signs, lighting, and metal furnace room

Two basement areas were remodeled to include bathrooms, kitchen, computer work stations, electrical and HVAC systems to provide a functional space for the “after school program” provided for the resident’s children. An exterior fenced in play area was also constructed.

The existing pool building received new roofing, windows, doors, and exterior painting. The public bathrooms and showers were extensively renovated to provide handicap access. Mechanical and electrical systems were also updated. A new 2,650 sq. ft. one story building was constructed to provide a new location for the rental office and additional community space. In addition to the new office space, public bathrooms, and exercise room, a great room with vaulted ceilings and fireplace was provided for community activities.

Project: Reservoir Ridge, Eldersburg, MD Owner: Humphrey Real Estate Holdings, LLC Architect: Stan Ryder Architects Financing: BB & T Bank Unit Construction, LLC has started construction of the first phase of a 254 unit for sale condominium project. The units are three stories, slab on grade and will consist of three bedrooms and two and a half baths.

There are a total of 22 buildings on over 20 acres of land. The site amenities will include tennis courts, two tot lots, a playing field and three outdoor pavilions with picnic tables and barbeque areas.
