Seaside Farms Real Estate Report FEBRUARY 2009 My family’s restaurant, Crave Kitchen and Cocktails, is located in the Shoppes of Seaside Farms. This provides me extra visibility into and interest in this wonderful and varied neighborhood area. Seaside Farms is an area in which I have lived and deeply appreciated for several years. I’m confident you’ll find this report, prepared by the Gooden + Faircloth Real Estate Services team, a clearly prepared snapshot of exactly what has occurred in Seaside Farms over the past year and what is occurring right now. For reporting clarity, we have divided Seaside Farms into Cathedral Oaks, Magnolia Woods, Long Grove and Windward/Marias Condominiums and Townhomes. Seaside Farms Real Estate Report Summary

During 2008, 36 home sales ( excluding For Sale By Owners ) occurred in the combined neighborhoods of Seaside Farms. The average sale price in Magnolia Woods was $ 413,264, Cathedral Oaks $963,400, Long Grove $198,187 and Windward / Marais $ 417,644. The highest priced home sold in Seaside over the past 12 months was 1712 Canyon Oaks Drive which sold for $1,175,000 or $ 285 per square foot. The highest current listing in Seaside Farms is $ 1,495,000 for 1708 Canyon Oaks Dr ( $ 305 per square foot ). 1708 Canyon Oaks has been on the market for 133 days. Over the past 12 months, homes remained on the market an average of 127 days in Magnolia Woods, 292 days in Cathedral Oaks, 142 in Long Grove and 207 days in Windward / Marais. As of February 14, 2009 there are a total of 16 single family homes on the market in Seaside Farms ( non FSBO ) and 36 condominiums and townhomes. Homes listed in Magnolia Woods average $182 per square foot, $262 in Cathedral Oaks, $207 in Long Grove and $231 in Windward / Marais.
