Another fine offering by the Core Development Group…

The Finishes: It is all in the details at the Union Square Lofts project. Our seasoned team spent hundreds of hours sourcing and procuring the finest materials for the project to create a warm and soft environment that seamlessly flows from room to room. Based on a template of organic materials and rich earth tones, the residences utilize the highest quality materials to craft a coherent and subtle design plan. Whether it is the sequence matched “A” grade walnut panels and furniture, the tumbled Durango limestone small format mosaic tiles, the bold rich Lava stone cladding on the fireplaces or the hints of turn of the century brick, the spaces offer a warm feel while at the same time maintaining a highly styled appearance.

The 5” wide plank quarter sawn and rift white oak flooring is a perfect compliment to the custom made, historically correct federal style mahogany double hung windows, painstakingly restored wrought iron columns, honed Jerusalem gold stone and limestone tops while the custom cast glass paneling draws light and depth throughout the main living spaces tying them together.

The Kitchens: Our hand crafted, custom walnut kitchens merge beauty, style, practicality and efficiency to provide the ultimate cooking and entertaining setting. Whether you are a gourmet chef or your kitchen is used primarily for parties, you will appreciate the designs where form truly meets function. Our professionally vented Viking cook top islands double as bar seating and food prep stations. With two Miele dishwashers and double Thermador convection ovens, the work area will ensure comfort and ease while entertaining or preparing a meal. Topped off with professional grade appliance packages, 12” deep stainless steel sinks, a separate bar sink and wine/beverage area and large format cabinet drawers for auxiliary storage, these kitchens will treasured by you and admired by your guests!

The Bathrooms: Whether it is the substantial master baths in the North building with ten linear feet of honed limestone counter space, double vanities, private water closet rooms and floor to ceiling storage cabinets or the modest powder rooms crafted from select grade small format Durango limestone mosaic tile and 5” mitered stone countertops, the accent on the Union Square Lofts bathrooms is quality and beauty. Anchored by top of the line Dornbracht and Duravit fixtures, deep soaking jacuzzi bathtubs,1/2” thick shower door assemblies and custom walnut vanities and medicine cabinets these bathrooms are a quiet oasis from the stresses of daily life.

The Amenities: Luxurious amenities have been carefully selected to ensure the highest level of comfort in the residences at Union Square Lofts. No cost was spared in providing lush details that have been integrated into the architecture to raise the bar on defining a comfortable home. Your home will have a GE Profile climate controlled wine refrigerator (stocked with a complimentary offering of 2 cases of wines selected by Mr. Guberman’s partner at Crush Wine and Spirits, Drew Nieporent, of Nobu, Montrachet and Tribeca Grill). Thermostatically controlled warm flooring heating systems, which offer instant warmth, are installed in every bathroom and powder room, timed as needed, for your comfort. Four of the homes at Union Square Lofts will be provided with meticulously landscaped outdoor havens. Additional features include remote controlled fireplaces with Lava stone and walnut paneling, custom sequenced matched walnut built-ins and custom closets, wireless security systems for select units and top of the line Duravit and Dornbracht fixtures to match the newest and finest kitchen appliances packages headlined by Sub Zero, Miele, Thermador and Viking. Inside these special residences you will find luxury, comfort and a true attention to detail in the design execution.

The Model Residence: A blank canvas is the launch point for a fine work of art. In the case of the Union Square Lofts, we were fortunate enough to have collaborated with celebrated stylist Nick Steele for the creation of a model unit that transformed the 4th floor loft in the North building from an empty residence into a finished home. Working with a remarkable team of style icons from the home furnishings and fashion industry, Steele culled the “best of the best” to create an environment that provided synergy with the craftsmanship and quality of our product. Steele anchored the project with beautiful furnishings from Maurice Villency, Andrew Martin and Nicole Miller home. He then customized the interiors using homewares from a group of fashion legends including Calvin Klein, Donna Karan, Kenneth Cole, Nautica, Tommy Hilfiger, Isaac Mizrahi and Vera Wang. To further articulate his vision, Steele layered in vibrant photographs by Patrick McMullan, decorative items from Jonathan Adler, luxurious carpets by Tufenkian, a collection of fine art and fashion books by Steidl, state-of-the-art kitchen items by Alessi and works by the artists of The Parsons School of Design. Through the wonderful participation from our partners in the fashion and home furnishings community, Steele was able to produce a residence that embodies the art of fine living to highlight these special homes.

As a high-end builder and developer for the past twenty years, I have had the privilege to create more than eighteen ground-up buildings in Brooklyn, the Bronx and Manhattan area for residential use as rental buildings, condominiums and commercial applications. The projects all share one common denominator: a high degree of quality, inspiring finishes and a keen focus on unique and compelling design. At the start of my development career, I was fortunate enough to be the first residential builder/developer in the history of the Greenpoint area of Brooklyn, creating quality housing at comfortable price points while successfully launching and completing two mid- size condominium developments in the area, The Green Street Condominiums and the Russell Court Condominiums. The two projects showcased our commitment to old world construction techniques and the seamless entry into an existing, well-established and historic neighborhood. The buildings showcased courtyard gardens, antique look red brick and limestone facades, landscaped public roof decks and high quality finishes including custom kitchens with stainless steel appliances, hand crafted cabinets and granite counters, wide plank oak flooring, 8” double crown molding, custom cherry closets and botticino and limestone bathrooms outfitted with top quality fixtures and whirlpool baths. Other current projects include the 101 Wyckoff Condominiums, where we were fortunate enough to team with Don Fellner and Steve Novak of the Bluestone Group, who located the property and ran point on construction. This represents another pioneering move with the launch last fall. It was the first luxury condo development in the now “hot” Bushwick area with (32) loft style apartments complete with cutting edge design elements and full upscale amenities. In addition to the Union Square Lofts project, we are in the process of completing construction on a recently acquired Upper East Side garage building at 157 East 84th Street. Under the watchful eye of world renowned architect Costas Kondylis, we are crafting oversize homes (over 5,000 square feet each) complete with extraordinary finishes and a stunning curtain wall glass façade. The project which launches this fall and named The Legacy, will be the first of its kind west of Third Avenue offering a full service doorman building complete with wine cellars, fitness center, movie and home theatres, landscaped roof top deck and gardens, outdoor kitchens and dining space all offered in a small boutique environment. Future development plans include the construction of a (22) unit ground up project at 433 East 74th street named LUX 74 bringing to market high style and luxury finishes at entry level Manhattan pricing blended at about $1,100 a square foot. We remain committed to offering unique projects that push the limits of conventional development with an eye toward providing a value plus product for our growing customer base that ascends in value. We truly build our developments “one home at a time”. Sincerely, Josh Guberman CEO/Core Development Group
