Finding the Right Retirement Fit When searching for a retirement community, retirees often place an emphasis on fun. And that’s perfectly understandable, as retirees have worked their entire lives and earned the right to relax and enjoy themselves however they may choose. Gadsden- Etowah County, Alabama could be the hidden gem retirees are searching for. But the right retirement fit isn’t entirely about fun. In fact, retirees typically look for a place that combines fun with a number of other factors. The Gadsden-Etowah County area excels in these important factors. * Health services. While those about to retire might enjoy excellent health, it is important to find a community that can cater to existing and future health care needs. This means finding a place that offers a variety of competent physicians from primary care to specialists. Typically, when adequate doctors are present, local hospitals or medical centers have located and expanded in the city/ county. Etowah County has two regional medical centers: Gadsden Regional Medical Center, a 346 bed facility, and Riverview Regional Medical Center with 280 beds. These two centers and their associated physicians and medical services not only serve

the 104,000 plus residents of Etowah County but draw patients from the six less populated counties adjacent to or nearby. Both medical centers provide cardiovascular/thoracic surgery, cancer diagnosis and treatment, orthopedics, neurology, gastroenterology, ophthalmology and extensive and intensive care for basically all types of disorders or injuries. Over 200 physicians, including most specialties and sub-specialties, are actively practicing medicine in the county. * Accessibility. When choosing a retirement community, most retirees are interested in whether the chosen city/ county is accessible to family and friends. Oftentimes, this means within close proximity to a major city and an airport. When searching for your ideal location, look for one that offers the peace and quiet of a small to medium town but the accoutrements of city life as well. The closer a retirement community is to a major city and airport, the more frequent the visits from children and grandchildren are likely to be. The Gadsden/Etowah County community is located 55 miles from Birmingham, 120 miles from Atlanta and 92 miles from Chattanooga. I-59 runs through the county, I-20 is less than 35 miles from the southeastern part of the county, I-75 is only 50

miles away and I-24 is less than 90 miles away. * Culture/Entertainment. Most retirees find that retirement life takes an adjustment. In fact, after a lifetime spent working, retirees might find retirement a bit boring. But retirement doesn’t have to be boring and retirement communities don’t have to be sleepy. The Gadsden/Etowah County area combines the different charms of its 12 incorporated municipalities, all different sizes and with their own uniqueness, and with cultural facilities and programs of many larger cities. With over one hundred thousand residents, Etowah County is the ideal location for retirees looking to leave the hustle and bustle but still have access to the positives of big city life. Thanks to the Gadsden Museum of Art & History, citizens and visitors can enjoy an extensive and permanent collection of paintings, sculptures and prints, spanning the history of Southern art and artists. And with rotating exhibitions of local and regional artists, the museum ensures retirees can enjoy all of the art, both historical and contemporary, the region has to offer. For those looking for live entertainment, Downtown Gadsden Inc. hosts entertainers, special events, sales, and First Friday of each month (a

large multi-block party). At the Mary Hardin Center for Cultural Arts, retirees can enjoy courtyard concerts, exhibitions tied to art, athletics, dance, and more. Imagination Place located in the Center for Cultural Arts touches the lives of thousands of children each year with programs, exhibitions and educational outreach. * The Great Outdoors. After a life spent working, indoors or outdoors, many retirees look for a community that allows them to “play outdoors.” There are four public golf courses in the Etowah County area, all within a 25-mile radius. Each allows membership for the serious golfer or reasonable green fees for those who play less frequently. The Coosa River winds through Gadsden, Southside, Rainbow City, Hokes Bluff and Glencoe, all Etowah County municipalities. On spring, summer or fall weekends, the river and its adjoining lakes are alive with all types of watercraft including fishing, ski and pontoon boats plus jet skis. The winters are typically mild and last no longer than three months, rarely experiencing an extended cold snap (two weeks or more). To learn more about Etowah County and its municipalities, visit www.gadsdenchamber. com.

Cultivating Relationships Key for Small Business Owners While politicians might be wary of admitting it, the nation seems to be in, or at least headed toward, a recession. In April, real estate information firm RealtyTrac reported foreclosure filings spiked 112 percent in the first three months of 2008, resulting in 155,000 families losing their homes to foreclosure over that span. While the housing crisis is definitely a concern, the prospect of a recession is causing a stir in other areas as well. In the business world, a recession almost always leads to layoffs. While it might seem as though small business would suffer most in a recession, that’s not necessarily true. Analysts often note that the smaller the business is, the more capable it may be of surviving a recession. Unlike their larger counterparts that boast a hierarchy of employees and high overhead, small businesses are often more flexible. Also, small businesses tend to have more personal connections with their customers, a definite advantage when money starts getting tight. Small business owners looking to cultivate those customer relationships should consider the following tips. s$OWHATEVERITTAKESTO keep customers satisfied. While it might be one-sided, custom-

If the same complaint is brought up time and again, it’s not an aberration but rather a trend. A negative trend will result in diminished business even during boom times, and especially during a recession. A second element to keeping track of complaints is the chance to develop an effective means of complaint management. Customers often appreciate the personal touch smaller businesses offer, and that includes a more empathetic approach to addressing complaints. Recession spurs requests for ‘green’ materials OPEN HOUSE 2-4PM $226,900

North American real estate showed signs of recovery in the first quarter -- and even with a global recession lingering on, environmentally responsible options and upgrades are still in demand. Last year, according to the most recent data, the nation’s ‘green’ residential building market was estimated to be 6 to 10 percent of the conventional residential market, an 8 percent increase over the year before. By 2012, these numbers are expected to double to reach 12 to 20 percent market share, all of which represents a green building industry worth from $40 to $70 billion. These days, however, the green motive may be less to do with cleaning up the planet, as it is to immediately reduce one’s cost of living. “Americans do see the correlation between conservation and cost-cutting,” says Todd Blyth at Nudura, manufacturer of the inno-

vative, Insulated Concrete Form system. “High performance and sustainable building components pay off immediately with reduced energy and maintenance costs -- and as importantly, green upgraded materials deliver a sound return-on-investment as the resale value compounds.” Nudura, well known for its concrete wall system to replace traditional building methods, has recently won four of the prestigious ICF Builder Awards, most notably for the multi-storey West Village student dorm in Hamilton, Ontario. West Village is also a platinum-rated project by Leadership in Energy and EnvironmenTAL$ESIGN,%%$ $UETOITS third-party certification program, ,%%$HASCREATEDANINTERNAtional benchmark to encourage the construction and operation of high performance sustainable buildings -- and the platinum rating is as good as it gets. West Village builders, for example, opted for Nudura walls, a

method that entails interlocking forms with two layers of polystyrene, steel reinforced, and filled with concrete. “Concrete, instead of traditional building methods, for public buildings and homes is far stronger, more efficient, and healthier -- and it does not deplete our forests of natural resources,” Blyth explains. “This greener method builds the walls to the roof with a form that has two layers of polystyrene and is then steel reinforced and filled with concrete. It cuts down construction time significantly, creates less waste material,

and it virtually eliminates mould, mildew, and other toxic emissions that are associated with traditional building methods. The homeowner saves immediately, due to durability and energy efficiency and with a potential to reduce energy costs by up to 70 percent. Better still, the entire structure is reported to be up to nine times stronger, with far more fire protection, far more sound insulation, all of which leads to very promising equity growth for resale. Green construction options pay off swiftly and permanently.”

Real Estate Investments Depend on Host of Variables “For Sale” signs have become one of the more common sights in neighborhoods across the country over the last year. As the economy struggled, many homeowners found themselves facing foreclosure or looking to sell homes they could no longer afford.

where the work is. Investing in real estate in a community that has suffered heavy layoffs or declining industry is probably a bad investment, as there’s no guarantee industry will ever return, and therefore the property will be hard to sell and likely lose significant value.

cause finding reliable tenants is no small task in an economy where so many people are living under the specter of layoffs. Purchasing real estate as an investment is essentially a partnership wherein the part-

Some people, however, have taken advantage of the sagging real estate market and chosen to buy low, with the idea that the property value will be restored once the economy is restored. While that’s a sound investment strategy, there’s more to consider when investing in real estate in the current economy, especially for those who are new to the real estate investment game.

What Are the Interest Rates? Real estate investments aren’t just about property value and location. Interest rates should also play a strong role in a person’s decision to invest in real estate or not.

What is the Area Like Now and What Will It Be Like Years From Now? Many neighborhoods have undergone an overhaul in recent years, and where investors choose to invest their real estate dollars is a major consideration. A change in neighborhood can make or break a property, which can make or break an investor. Consider the following scenario: an investor purchases a home with the intention of renting it out. With maintenance and property taxes, that investor won’t reap any immediate financial benefits. This shouldn’t come as a surprise, as the home and property’s value rests in its resale value down the road. This is where forecasting a neighborhood’s future comes into play. Because of the sagging economy, many areas are becoming less attractive. When layoffs occur and industry leaves town, the surrounding communities become less attractive to prospective homeowners, as people tend to live

just that. Before purchasing a property, speak with local real estate agents who specialize in placing renters with apartments. Ask them about the real estate market, particularly how local landlords are doing in light of the country’s economic woes and whether or not rents have increased, decreased or remained steady since the economy took a turn for the worse.

With more homes on the market, many have turned to investing in real estate, a risky venture that requires careful consideration of many variables.

When investing in real estate, investors should keep in mind they’re also investing in the community. If a community’s industry is sagging, it’s probably best to avoid real estate in that community, regardless of how good a deal can be had on a given property. Can I Get Tenants? This economy has also made things more difficult on the nation’s landlords. That’s be-

ners are a big unknown. Those partners are tenants, who have become harder to find in an economy where many people are losing their jobs. Even the nation’s younger workers, who often make up the majority of renters, have increasingly turned to their parents for housing in an economic climate in which they are often the first to be victimized by layoffs. That said, investors hoping to rent out a property should be certain they’ll be able to do

Low-rate mortgages might be too good to be true, as many victims of foreclosure found out in the last couple of years. Interest rates fluctuate, and anyone investing in real estate needs to be prepared. For example, if you borrowed $100,000 on an interestonly 4-percent loan, you’ll pay $4,000 per year. With an adjustable-rate mortgage, however, your interest rate might climb to 10 percent, meaning you’re now on the hook for $10,000 per year. That’s an additional $6,000 per year you might not have planned on spending. Many real estate investors found it difficult to scratch together that extra interest, as it’s nearly impossible to pass it on to tenants, especially in an economy in which reliable tenants are a valuable commodity. While real estate is often looked at as a high reward investment, for those considering making the investment, let it be known it’s also high-risk, one that requires deep pockets to begin with.

Things to Consider Before Moving Moving has been ranked among some of the most stressful events in a person’s life. Despite the high levels of anxiety it can create, about 15 percent of Americans move each year. Younger people, aged 18 to 34, tend to do the most moving and go the longest distances, according to statistics.

* Figure out your price range. Once you have your pre-approval you can set your price range. It pays to be conservative when setting this range to ensure you’ll have enough money after mortgage payments and utilities for the other necessities. Remember, the current market is favoring buyers, so buyers can prob-

of their all-inclusive nature. Others want semi- detached or completely detached homes. You may prefer the all-on-onelevel nature of a ranch-style house or the cozy dormers of a cape. See what houses you’re attracted to and select those styles as your preferences. * Consult with a real estate

If you’re considering moving this year, it pays to do your research and be aware of a few tips before beginning the process. * Narrow down your target area. Choose your desired area before you begin looking for houses. Things to consider in the area are the school system if you have children, proximity to transportation or employment, recreational activities, distance from friends and family, and municipal taxes. You also want to consider safety, whether there is a lot of industry in the area, congestion, and any other factors that are important to you. * Get a pre-approval from a lender. A pre-approval will give you an estimate of what you can afford in a home and what a bank will lend you for a mortgage. This can help you narrow down your search for a home and figure out a buying budget.

ably negotiate the asking price down by a few thousand dollars. Therefore, if you’re interested in a home for $300,000, set your limit at $325,000 when looking at properties. * Decide on a house style. Some buyers prefer townhouses or condos because

agent. You can certainly do your home searching by yourself. However, real estate agents have access to up-tothe-minute listings of properties from all different real estate agencies. Although they will receive a commission when you buy the house, it is paid by the seller, so using an agent is

a wise investment. The same can be said if you need to sell your house in order to buy a new one. An agent can market your house more effectively than if you do it by yourself. It could be well worth the commission you pay for the exposure your home will receive. * Visit potential properties. You can save time by having an agent place you on an e-mail list that will automatically send you listings in your price range and area. This way you can narrow down properties based on features and even do driveby visits before viewing the property if it seems promising. If you like a particular house, make an appointment with your agent to visit it. Don’t wait until the weekend. Weekends are busy days for house appointments and your agent may be able to spend more time with you on a weekday. Plus, you can beat the crowds to view the property. * Don’t get discouraged. Buying and selling homes is a process. You may fall in love with a house only to lose the house to a higher bidder. Or you may find that the houses you desire are just above your price level. With time you will get a home that has much of what you want, even if it takes months to get there.
